In the centre stands the imposing structure of this farmhouse, of remote origins, today transformed into a luxury residence by architectural intervention of the highest quality. Stone is the protagonist, exposed on the external façades and the ceilings, combined with wood and more modern materials. Respect for local tradition stands side by side with a refined choice of minimal, essential modernity, designed to offer maximum comfort for a perfect stay. The spacious rooms are a blaze of light, enhanced by the large windows of the living area and the panoramic bedrooms with their elegant private bathrooms. The furnishings are luxurious and refined, yet characterised by maximum functionality and efficiency, as are the accessories (high-performance Wi-Fi, air conditioning everywhere, home automation system). In an adjoining annex, within the park, is a large hall suitable for various events such as conferences, work meetings or ceremonies, completed by a large kitchen (available on request at an extra cost), as well as a fabulous wellness room equipped with sauna and whirlpool tub. Completing this idyllic picture is a vast, well-kept and welcoming park, with numerous set-up areas, a lovely infinity pool and a view that stretches as far as the eye can see, framing the city of Siena and the Torre del Mangia in the distance: the perfect context for regenerating body and spirit supported by the rhythms of nature as well as having close by all the most sought-after destinations around the medieval city of the Palio: the valleys of the Orcia and Chiana rivers, the Crete Senesi, Chianti and unmissable borghi of eternal charm like Montalcino, Pienza, San Gimignano and Montepulciano, all quickly reachable along splendid panoramic roads.

Interior

The complex consists of two structures: the main house and an annex located a few metres away, near the pool. MAIN HOUSE: this consists of two residential units with independent entrance that do not communicate with each other internally. In the first unit, only on ground level, is the large main living room with sitting area, large dining table and kitchen. In the sleeping area are two bedrooms with ensuite bathroom with shower and two double bedrooms sharing a bathroom with shower (suitable for the disabled). In the second unit, on two levels, the main entrance leads into an open-plan area with living room, dining table and kitchen. The ground floor is completed by a double bedroom with private bathroom with shower. A staircase in glass and iron leads up to the top floor with three double bedrooms with private bathroom with shower. The laundry room is available to both units. ANNEX: two large doors open into a spacious room suitable for events, conferences and business meetings (with guest bathroom), then from here a few steps lead to a equipped kitchen with central island. These rooms are available on request (at an extra cost). On the lower level of the annex, reached from the pool area via a flight of steps or, alternatively, from the house across the garden, is a wellness area with heated whirlpool tub, sauna and a bathroom with shower.

Park

Thirty hectares of land delimit the immense spaces of this modern farm estate, with alternating olive trees, vineyard and woodland, fenced for about 12 hectares (by electro welded mesh height 1.80 m) leand for the most part passable on foot and suitable for playing games. A splendid, expertly-designed park of about 1500 sq m surrounds the house: between winding paths, bordered by wavy flowering bushes of herbs, which lead to the two ground floor entrances to the house, are large areas of manicured lawn, reinvigorated by young olive and cypress trees and, again, many bushes of lavender, rosemary, myrtle and sage adorning the walkways that lead to the set-up areas: the two gazebos (located on either side of the house in a panoramic position), a delightful seating area located at the entrance of the pool area, a children's play area and ping-pong table, a wood oven, barbecue area and the pool area provide guests with wonderful moments of relaxation and fun with the complicity of fascinating panoramic views from every part of the park. The property has an automatic access gate and a large parking area, located at the end of the short internal driveway, just a few steps from the entrances to the house.

Swimming Pool

A few steps across the garden and a short flight of steps (as an alternative to the paved walkway) go from the house to the pool area: a natural scenic terrace, embellished by the rows of olive trees and vineyards of the property that stretch as far as the eye can see to the peaks of Mount Amiata and the Torre del Mangia. In the centre lies the beautiful, south-facing infinity pool, perfect for sitting out at sunset or at night, when a clever play of lighting inside and outside the pool creates a magical atmosphere. The pool is edged with travertine slabs and lined in PVC in an innovative design inspired by the natural element of marble, conferring a unique and iridescent character, based on the natural light of the sun. It measures 5 x 15 m with the depth varying from 1.20 to 1.40 m. A ramp of submerged steps facilitates entry. A cold and hot-water shower is located in a corner of the area and there is a chlorine purification system. Comfortable seats and the sitting area, shaded by large umbrellas, are the perfect complement to the solarium, which is enhanced by a dining area with large table, sink and barbecue, guaranteeing full relaxation in the open air. The pool is available to guests from the last Saturday of April until the first Saturday of October.

Location and distances

Siena is located in the centre of Tuscany, between the valleys of the Arbia, Merse and Elsa rivers, in the most typical of Tuscan landscapes defined by the surrounding rolling hills of Chianti to the north-east, of the Montagnola to the west (an authentic green lung, today site of European community interest for its natural and artistic peculiarities) and the Crete Senesi in the south-east. It can easily be reached from the south (thanks to the A1 motorway, Valdichiana exit, and then on to the Bettolle-Siena motorway link), from the north or from the airports (thanks here, too, to the Florence-Siena link from the A1 motorway exit of Firenze Impruneta). The immeasurable historical, artistic and scenic heritage makes Siena, the capital of Gothic, a masterpiece of a city whose historic centre has been included by UNESCO in the Heritage of Humanity for its perfect and unique stylistic geometry. Within its walls is a real open-air museum, with alleyways and narrow streets, breathtaking views, hidden corners, wonderful gardens, old churches that preserve authentic works of art and splendid squares. The most famous square, Piazza del Campo, dominates the centre: composed of nine segments that give it its characteristic shell shape, it is the scenic location that twice a year hosts the Palio horse race, the ancient competition that involves the citizens organised in 17 contrade (districts), each with their own coat of arms. On one side of the square stands the majestic Palazzo Pubblico, the current seat of the Municipality and Civic Museum, which dominates the square refined by the elegance of the Torre del Mangia, 87 m high, whose summit, reached after climbing more than 400 steps, rewards the climbers by a belvedere over the entire city. The Palace is one of the most important examples of Gothic architecture and a treasure trove of art masterpieces with its majestic rooms which you can visit (amongst which we would like to recommend the Sala del Mappamondo, the Sala del Concistoro and the Sala della Pace with works by Duccio di Buoninsegna, Simone Martini and Lorenzetti). Moving along the three main streets of the city (Via di Città, Banchi di Sotto and Banchi di Sopra), rich in beautiful buildings, shops and artisan workshops, you can visit the monumental Basilica of San Domenico or Palazzo Chigi Saracini, rich in history and home to the Accademia Musicale Chigiana, one of the most prestigious specialist schools in the world, and then continue to Piazza del Duomo where the visitor is welcomed by the imposing 13th century façade which has been recently restored. The floor of the Duomo (entirely uncovered and visible from mid-August to the end of October) is a “Bible in pictures” with 56 inlaid marble panels and graffiti carried out between 1369 and 1547 to designs by great artists. Opposite is the old Hospital of Santa Maria della Scala, one of the oldest in Europe, built along the very important Via Francigena to assist pilgrims going to Rome and now transformed into a museum complex. Also in Siena is the strong cultural and local tradition of excellent handicrafts, gastronomical specialities such as typical sweets, cheeses and cured meats, as well as wines so a food and wine stop is obligatory for visitors and seals your memory of an unforgettable and complete holiday under every aspect.
