The furnishings combine perfectly with the pastel tones of the walls and upholstery and define a harmonious noteworthy whole, declined in the colours of nature seen from the windows; an intimate atmosphere is breathed in the bedrooms, with wrought iron beds, floral decorations and canopies. Interior
The house consists of two units each with independent access: one on the ground floor and one on the top floor. The main entrance, on the ground floor, opens onto the large living area with French windows that lead directly out to the portico and the veranda and which illuminate the open-plan sitting room, dining area and beautiful built-in kitchen. From here a short corridor leads to the sleeping area, consisting of two double bedrooms, each with en-suite bathroom with shower, and a twin bedroom (with joinable beds) served by a bathroom with shower. One of the double bedrooms and the twin bedroom have French windows facing the portico with the seating area. An external travertine staircase leads up the top floor that consists of a large living room with sitting and dining space, a kitchenette and a large panoramic terrace, with sliding windows, with outdoor dining area, barbecue and wood oven. The floor is completed by the sleeping area: two double bedrooms, each with en-suite bathroom (one with shower and one with hydro-massage shower and hydro-massage tub) and a twin bedroom (with joinable beds), served by a bathroom with hydro-massage shower and chromo-therapy. The laundry, finally, is located in the bathroom with shower at the pool service close by the main entrance on the ground floor. Please note: working fireplace on the ground floor, ornamental on the first floor.
Park
From the entrance gate to the beautiful park, surrounded by 6 hectares of vineyard, areas paved in stone alternate harmoniously with areas of well-maintained lawn, bordered by rose bushes, lavender, herbs and climbing jasmine. Cypresses and oleanders, olive, apple and fig trees enliven the garden while the organized areas are decorated with colourful flowerbeds. In a far corner of the park, next to the pool area, is a large orchard with various fruit trees. Three spacious porticoes make your time spent outdoors pleasant and comfortable; the first, with direct access from the living room/kitchen, perfect for enjoying delicious meals, extends along a wide, panoramic terrace equipped with table tennis and table football, while the second, set up with sofas and armchairs, is perfect for relaxing with a good book or chatting with friends. The last one, just few meters from the house, is a play area equipped with table tennis and table football. In the beautiful panoramic terrace, not far from the first patio, there is an outdoor heated Jacuzzi for 6 people. Next to the pool is a children’s play area with slide and swing. The property has a parking area.
Swimming Pool
In the most beautiful corner of the garden with a magical view over the borgo of Montepulciano, surrounded by the foliage of olive trees and rows of vines, lies the large and sunny pool, bounded on the outer edge by a laurel hedge. Open from the last Saturday in April to the first Saturday in October, it is just a few metres from the house and can be reached by descending a few steps. The rectangular pool, lined in PVC, measures 6 x 12 m with a depth varying from 1.10 m to 1.50 m. It has two ladders for access to the water and is provided with internal lights and has chlorine purification. The pool is totally fenced and it is bordered by a paved surface in travertine that extends to a large lawn area provided with gazebo, sunbeds and umbrellas. Completing the area is an outdoor solar shower and a bathroom (near the house) with hot-water shower.

The villa is just a couple of kilometres away from the small Renaissance town of Montepulciano, known principally for its imposing Renaissance buildings, for the elegant beauty of its churches and for the “Vino Nobile”, one of the most internationally famous wines of Tuscany. The strategic position of Montepulciano, a spur 605 metres above sea level between the Val d’Orcia and the Val di Chiana, makes this property the ideal departure point for visiting the beauties of Tuscany. The A1 motorway exit Chiusi/Chianciano Terme is only 20 kilometres away and so cities like Florence, Siena, Orvieto and Rome can be easily reached. The motorway is not needed to visit the nearby villages of Bagno Vignoni, Pienza, Montalcino, Cortona, Sarteano. The best served and most important railway station is that of Chiusi which is 20 kilometres away.
