The farmhouse is arranged around a large internal courtyard. Original features such as exposed stone walls, terracotta floors, timber beams and restored antique furnishings are complemented by a music room, billiards room, gym, wine tasting room and modern kitchen. The property sleeps up to fourteen guests across seven bedrooms (in the full version), all with en-suite or private bathrooms. A large garden with panoramic dining terraces, a pool and a private tennis court sets the scene for leisurely days and activity together outside. Ideal for active guests, there is also a table tennis table, a football goal and basketball hoop. The location is perfect for exploring the Chianti region and its nearby towns and castles, with Siena, San Gimignano and the vineyards of Gaiole and Radda within easy reach.

Interior

The property is composed of a main farmhouse and an adjoining annex located in the pool area. FARMHOUSE (spread over three levels) - FIRST FLOOR -Entrance from a covered portico into a hallway: on one side, dining room and kitchen; on the other, a sitting area and study corner; one twin bedroom with en-suite bathroom with bathtub; one double bedroom with external access and en-suite bathroom with shower. SECOND FLOOR - One double bedroom with en-suite bathroom with shower; one master bedroom with walk-in wardrobe and en-suite bathroom with shower; music room. Down a few steps: Living room with table and ornamental fireplace and external access; one double bedroom; one bathroom with shower and laundry room with washing machine and dryer; one double bedroom with en-suite bathroom with bathtub and shower. GROUND FLOOR - Billiards room; one bathroom with shower (also accessible from the pool area and internal staircase). Accessible from the courtyard and from the back of the villa there are a gym, a wine tasting room, a further laundry room, a kitchen with direct access to the portico with dining table and barbecue. ANNEX - Living area with mini-fridge; one double bedroom (also with independent access), a living room with kitchenette, and an en-suite bathroom with shower.

Park

The property extends over approximately 2.5 hectares and is fully fenced. It includes olive groves, vineyards, fruit trees, a small woodland area, and hedges of laurel and jasmine. A central courtyard is enclosed by the villa buildings and features ornamental plants, climbing bougainvillea and shaded seating areas. Along the south-facing side of the villa, a covered portico is furnished with a table and seating area for outdoor dining and relaxation. A paved terrace with table and chairs is located in front of the pool. To the side of the villa is a table tennis table. Stone paths lead through oak and holm oak trees to a private tennis court with basketball hoop and football goal. Access is via a gravel drive with parking near a large oak tree that gives its name to the villa’s courtyard.

Swimming Pool

The swimming pool is located a few steps from the villa, partially screened by a laurel hedge. Rectangular in shape; measures 13.4 x 4.5 m with a depth ranging from 1 to 2 m; lined in porcelain stoneware; accessed via Roman steps; chlorine purification system; internal lighting. The surrounding solarium is furnished with sunbeds, umbrellas and a solar shower. A nearby pool house includes a bathroom with shower and a mini fridge. The pool is open from mid-April until mid-October and and can be heated on request (service available at no extra cost and with prior notice)

Tennis

The tennis court is located 50 m from the villa; surfaced with artificial grass; fenced; Rackets available. It is also equipped with a basketball area consisting of a backboard and a net and a football area with a goal with a net.
