The house is located between the Val d'Orcia, an area renowned for the Crete Senesi and centres of great interest such as Pienza and Montalcino, and the Maremma known for its extensive countryside that extends to the Tyrrhenian Sea. It is located a few kilometres from Castel del Piano and allows guests to spend a relaxing holiday as well as making excursions to places like Montalcino, a borgo known worldwide for the production of Brunello wine, or to the most beautiful beaches of the Tuscan coast. Castel del Piano is part of the “Associazioni Città del Vino e Città dell'Olio” (Associations of Wine and Oil Cities): a network of towns (11 in the province of Grosseto) with a winegrowing vocation that together form a circuit of hotels, farm holiday structures, restaurants, wine bars and quality wineries. Within easy reach of the property are many places of interest in the surroundings, ranging from delightful medieval borghi such as Abbadia San Salvatore, Arcidosso, Santa Fiora, Montalcino, Sovana or Pienza, to countless spa resorts (Saturnia, Bagni San Filippo, Bagno Vignoni, Chianciano Terme and San Casciano dei Bagni), to seaside resorts on the Tyrrhenian coast and to parks and nature reserves, the pride of this splendid strip of Tuscan territory. Siena and Grosseto are both about an hour's drive away as are the Maremma Regional Park and the beaches of Marina di Grosseto, Talamone and Castiglione della Pescaia.

Interior
The house has two floors. From the entrance forecourt, two steps lead to the living area, with a living/dining room with fireplace and a fully-equipped built-in kitchen with a French window leading out to the forecourt. From the kitchen, a wooden staircase goes up to the first floor with a bathroom with shower, a double bedroom with outside exit and a twin bedroom. 10 metres from the house is the annex with entrance from the forecourt, on the same level as the house, leading to a double bedroom with bathroom with shower. A stone staircase leads to an exit at the back and to the basement floor consisting of a sitting room with direct exit on the garden and a bathroom with shower. All the bedrooms have air conditioning.
Park
The completely fenced-in property extends over 2500 sq m on three terraces. On the first level is the entrance forecourt with the house, the annex, the pergola with dining table a few metres from both, the laundry room, the mobile barbecue and the stone steps that give access to the various levels of the property. On a second terrace is the basement of the annex, from here a stone staircase on one side and tufa steps on the other lead to the third terrace with the pool, garden and parking area. The park contains chestnut trees, oaks, rosemary and fig trees. The garden part (800 sq m) is planted with mixed lawns with olive trees. The recommended parking area is at the end of the garden, accessed via a manual vehicle-accessible gate, with up to 3 uncovered parking spaces. The entrance courtyard with automatic vehicle-accessible gate can accommodate up to 2 cars. The irrigation system is automatic, the external lights are partly crepuscular and partly manual.
Swimming Pool
The horseshoe-shaped pool measures 8 x 8.5 m with a constant depth of 1.50 m and has chlorine purification and 6 easy steps for entry to the water. The pool lining and the solarium area are both in light grey stoneware tiles that give the water a transparent, crystalline appearance. The 100 sq m solarium delineated by a stone wall is equipped with umbrellas, sunbeds, armchairs, pool mattresses, small tables and a cold-water shower. Continuing on from the solarium is a 40 sq m pergola in wood and fabric, installed on the lawn. The swimming pool lies at a lower level than the house and the annex, 20 m away. It is reached from the house down 15 terracotta steps and a small grass ramp or down 15 tufa steps from the dependance basement. The lighting inside the pool (two lights) and in the solarium area (lights and lamps) allow you to enjoy the pool in the evening and at night as well. The pool is available from the last Saturday of April to the first Saturday of October.

The little borgo of Montegiovi, an old medieval centre located about 500 m above sea level and clinging to a rocky hill along the western slopes of Mount Amiata, can be easily reached along the provincial road of Cipressino, an important arterial road that connects the Tyrrhenian coast with Monte Amiata and the Val d'Orcia. The medieval borgo of Castel del Piano is a climatic resort surrounded by chestnut woods. Among other typical products are the PGI (Protected Geographical Indication) chestnut of Monte Amiata, the PGI Tuscan extra virgin olive oil, the PDO (Protected Designation of Origin) Tuscan pecorino cheese, honey with its derivatives, the saffron of Maremma, the truffles and the Amiata mushroom, the salted biscuit of Roccalbegna.
