Designed for outdoor living, the extensive landscaped garden boasts sweeping views over the hills to Lucca and is equipped with a pergola, built-in barbecue and panoramic swimming pool. The ancient walls, historic centre, shops and restaurants of Lucca are an easy drive away. Day trip destinations include Florence, Pisa and the beaches of Versilia.

The villa has two floors connected by an internal stone staircase. GROUND FLOOR – Entrance under the pergola into the living room with ornamental fireplace; Kitchen with dining area and adjacent laundry room; Hallway leads to a bathroom with shower; TV room, accessed via one step from the corridor. FIRST FLOOR – Three double bedrooms; Two bathrooms with shower; External independent access to the master suite: Double bedroom with en-suite bathroom with shower and Turkish bath.

Swimming Pool
The pool is located in the upper garden, about 40 metres from the villa, reached via a flight of steps. Rectangular in shape; measures 6 x 12 m with a depth varying from 0.90 to 2.30 m; lined in sand-coloured PVC; accessed via a stainless-steel ladder; saltwater purification system; internal and external lighting. The surrounding sun terrace is decked with wood and shaded by a large patio furnished with tables and benches. The pool is open from the last Saturday in April until the first Saturday in October.

Location and distances
villa is located just outside the historic town of Lucca, about 10 km from the historic centre. Lucca can be easily explored on foot or by bike, with its pedestrianised centre, famous Renaissance walls, Piazza Anfiteatro and the Torre Guinigi crowned by an ancient holm oak. The location of the villa is also convenient for visiting other areas of interest, including the Garfagnana, the Serchio Valley and the Plain of Lucca. The Versilia coast, with beaches at Viareggio, Forte dei Marmi and Marina di Pietrasanta, is within easy driving distance. The villa is also a good base for day trips to Pisa, Florence, the Cinque Terre and Portofino.
