The estate has an area of about 400 hectares, of which 100 are made up of woodland, an authentic green lung populated by native fauna in unspoilt nature. The neat rows of vines and the silvery foliage of olive groves that unfold along the property frame the many dirt-track nature trails that wind for more than 10 km and along which, with varying levels of difficulty, you can walk or bike or visit the three birdwatching stations that have been set up. The property borders, on one side, with Casale Fienile and, at the back, with the owners' villa, from which it is separated, so as to guarantee privacy, by a hedge screen.

Interior
The two-storey house has an area of about 160 sq m and, due to its hillside position on sloping ground, has direct access to the outside from downstairs as well. The ground floor entrance takes you into the living room with dining area, directly connected to the kitchen and three double bedrooms (two with divisible bed), each with ensuite bathroom with shower, one of which is regulatory for the disabled. A staircase from the kitchen leads to the porch downstairs. From the porch a French window leads into an apartment composed of a living area with kitchenette and two double bedrooms with ensuite bathroom with shower. An additional bathroom with shower (regulatory for the disabled), with access from the porch, houses the laundry area.
Park
About 800 sq m of park surround the house, delimited on one side (which borders the other house) by a hedge screen. In the beautiful well-kept garden, enriched with many colourful blooms and bushes of broom that alternate with young cypress and olive trees dotted along the driveway and framing the pool area, is a gazebo with table and chairs for alfresco meals. A few metres away, near the swimming pool, is a brick-built structure with barbecue. For relaxing in the cool shade is the lounge area set up under the wide downstairs porch. The property has two parking areas, one in front of the main entrance and the second in front of the downstairs porch, accessed directly from the entrance gate (shared with Casale Fienile).
Swimming Pool
The swimming pool is sited in an area of the garden that offers a beautiful view over the Rocca di Pietra Cassia, the Teatro del Silenzio and Lajatico, perfectly integrated into the surrounding rural landscape and just 10 m from the house. The pool, with Roman steps, measures 4 x 8 m with a constant depth of 1.10 m. The border is in wood and it is lined in PVC. All around is the sunbathing area, in stone around the pool and then in grass around that, equipped with comfortable sunbeds. In the area is a cold-water shower, a brick-built structure with barbecue and a dining table, protected by a shady gazebo. The pool has chlorine purification and is open from the last Saturday in April until the first Saturday of October.

Location and distances
The property is located about three kilometres from the old borgo of Lajatico which, naturally bordered by the stream Sterza and the rivers Era and Ragone, dominates from the top of the hill on which it stands, the area in which the Val d'Era and the Val di Cecina join together, creating a natural landscape of great beauty. The territory is mostly covered by woods and pine forests, most of which are viable, ideal for outdoor sports enthusiasts. Not to be missed are the many beautiful walking routes through some of the most exciting landscapes in the vicinity of the house; among these we mention the Percorso del Silenzio (Path of Silence) which, passing by the Teatro del Silenzio (Theatre of Silence), joins up with that of the Quercia al Santo (Saint's Oak), numbered among the most beautiful avenues of cypress trees in the territory. In Lajatico (with bank, post office and shops) and in all its territory you can admire much historical and artistic evidence, all perfectly preserved, like the Civic Tower, with the clock and the same bell that has continued to sound the passage of time in the town since 1279, or the Praetorian Palace and the Church of San Leonardo which date back to the thirteenth century. The Rocca di Pietra Cassia (bordering on the property on one of the further sides), located on a hillside at 530 m above sea level and dating back to medieval times, is one of the most important architectural monuments, impressive in all its grandeur. Thanks to its strategic central location, the area is easily accessible from the airports in the region (Pisa is 45 km away and the airport of Florence is about 83 km away) and from the main road and motorway connections. The nearest railway station is in Pontedera (30 km away), on the Pisa-Florence line. There are many tourist and seaside resorts just a short distance away, such as Volterra, Pisa, Florence, Lucca, and the little towns in the northern part of the Province of Siena (San Gimignano, Greve and Radda in Chianti). A 200 m walk along the dirt road inside the property will take you to the entrance of the agritourism centre in which the structure stands, an incredible reference point for taking advantage of the many benefits of the place and a chance to spend your time well. The food and wine, strictly organic, such as honey, oil, and wine (Chianti of the Pisan hills) take the pride of place of what is produced on the farm and can be tasted on the spot. Inside a structure obtained from the renovation of a 15th century farm, originally attached to the prestigious Fattoria dei Principi Corsini of Florence, is the seat of the reception and the bar-restaurant, where guests can have breakfast, buy fresh bread (by reservation) or sample the culinary specialities made from typical local products. At the reception you can find out about where to go and about which folk festivals and artistic events will be happening during your stay. Among other things, we mention the possibility of booking a tour with an experienced, multi-lingual guide to the town of Volterra, accompanied by a wine tasting and sampling of typical local products (most of which are produced on the farm) set up in an exclusive context, an elegant room in one of the apartments of Palazzo Maffei, an historic 15th century building which stands right in the town centre. Besides the use of the golf driving range inside the property, experienced golfers can also book (taking advantage of a 10% reduction on the green fee) themselves into the prestigious 27-hole golf course of Castelfalfi, less than half an hour away.
