Interior
The villa has a single floor, accessed from the upper terrace through a portico. GROUND FLOOR - Open-plan living area with kitchenette, dining area, and a sitting area; a corridor leads to a double bedroom with ensuite bathroom with shower, a twin bedroom with joinable beds and a second bathroom with shower.
Park
The villa is surrounded by 1800 sqm of landscaped grounds, planted with flowering shrubs and plants. A portico terrace outside the main entrance is furnished for outdoor dining and overlooks the garden. A few steps away, the fenced pool area is set on a lower level, surrounded by a tiled solarium with sunbeds and umbrellas. A separate laundry room is located in the garden, close to the house.
Swimming Pool
The fenced pool area is located approximately 20 metres from the house, on a lower level, and reached via a flight of 12 stone steps. The rectangular pool measures 10 x 5 m with a depth ranging from 1.20 to 1.60 m; lined in PVC; chlorine purification; internal access via ladder; cold-water shower. The solarium is tiled in ceramic and equipped with sunbeds, deckchairs and umbrellas. The pool is open from the last Saturday in April to the first Saturday in October.

villa is located a short drive from Volterra, one of Tuscany’s most historic and scenic hill towns. Its central position offers excellent access to fascinating, historic Tuscan towns and cities, including San Gimignano, Pisa and Florence, all reachable within approximately one hour by car. The beaches of the Etruscan Coast, including Marina di Cecina, are also just under an hour’s drive away. The surrounding countryside is rich in natural beauty, with walking trails, wooded hills and panoramic viewpoints nearby.
