The villa has two floors, connected via an internal staircase and an external stone staircase. The villa is surrounded by approximately 500 sqm of private fenced grounds planted with lawn, flower beds and cypress trees. A portico terrace adjacent to the house is furnished with a table and chairs for dining outdoors.
Swimming Pool
The fenced-in pool enjoys an excellent view over the surrounding hills and is easily reached from the house, which is just a few metres away. It is rectangular and measures 10 x 5 m with a varying depth of 1.60 to 1.20 m. The pool is lined in PVC with chlorine purification and has a ladder for access to the water. The solarium area is paved in porphyry and is equipped with sunbeds, deckchairs and umbrellas.

Its position is ideal for day trips to some of Tuscany’s most fascinating towns and cities, including Volterra and San Gimignano, both around thirty minutes drive from the villa. Pisa, Florence and the sandy beaches of the Etruscan Coast are also within easy reach, approximately one hour away by car. The surrounding countryside is rich in nature trails, woodland and opportunities for scenic walks or cycling.
