The villa (approximately 220 sqm) lies on sloping ground, giving both the upper and lower floors direct outside access. GROUND FLOOR – Living room with dining area and sitting room with ornamental fireplace and TV area; bathroom with shower; double bedroom; double bedroom with divisible bed and outside access; laundry room with outside access; utility room with large fridge. UPPER FLOOR – Open-plan dining/kitchen area; double bedroom with divisible bed with adjacent bathroom with tub; double bedroom; a bathroom with shower.
Park
villa is set in a hilly area on the edge of the village of Bargecchia surrounded by a well-kept garden of about 1500 sqm, completely fenced, mostly lawn and enlivened by fruit and olive trees, colourful flowers and traditional Tuscan herbs. The outdoor dining area with table is located under the portico next to the swimming pool and the brick barbecue.
Swimming Pool
The swimming pool is located on the same level as the ground floor of the villa, about 2 m away, and offers a panoramic view of the town of Viareggio with its blue sea. Rectangular and measuring 3.5 x 7 m with a constant depth of 1.15 m, the pool is lined in sky-blue soft PVC and has chlorine purification, large steps for access to the water, a terracotta-paved solarium area equipped with sunbeds shaded by 2 umbrellas; it is open from the last Saturday in April to the first Saturday in October.

Fenced-in property
The property is fully fenced, except for the gate, which does not have a mesh at the bottom. The fencing consists of underground welded mesh, hedges, and visible mesh, with a height of approximately 2.50 meters. It is suitable for medium to large-sized animals, as a very small dog could pass through the bars of the automatic gate.

The property is located just outside the village of Bargecchia, set in the beautiful landscape of the Versilia hills, in an area to the north of Tuscany, bordered on the western side by the Apuan Alps, by the San Rossore Natural Park with Lake Massaciuccoli (the largest in Tuscany, within a natural oasis where many species of birds can be found and accessible by boat trips) and, finally, by the Tyrrhenian coast which combines fun, culture, scenic beauty and a sea with stunning beaches. Just a few minutes from the property are some of the most evocative localities in the area: Lido di Camaiore, Pietrasanta, the main town of Versilia, known not only for its seaside attractions, but also for its high artistic range, realised in the refined working of marble, extracted from the quarries of the Apuan Alps, and of bronze, which attracts artists from all over the world. Forte del Marmi, built on the remains of the fort of the same name that stands in the centre of town, is the most fashionable resort in Versilia, thanks to its beaches, luxury shops and famous nightclubs. Viareggio, "the pearl of the Tyrrhenian Sea", offers a variety of landscapes, between sea and mountain, fine gastronomy and a series of events and cultural manifestations of international appeal, such as musical events, the magical Carnival, literary awards and film festivals. Travelling for about a quarter of an hour through the Val Freddana, along the oil and wine road, you come to the wonderful town of Lucca, with its extensive historic centre of medieval layout, completely surrounded by Renaissance wall fortifications. In addition to the Piazza dell’Anfiteatro, famous for its elliptical shape, are buildings of great artistic and religious importance. such as the Duomo di San Martino, the Church of San Michele in Foro and the Basilica di San Frediano, Palazzo Mansi, the Villa di Paolo Guinigi, Palazzo Moriconi-Pfanner and, finally, the birthplace of the composer Giacomo Puccini, today adapted as a museum with a collection of documents and mementos of the great Maestro. In his honour, an important event with opera music is held every year, just a few steps from the property: the Puccini Festival which takes place at Torre del Lago, where the composer lived for many years and where he composed many of his operas. Villa Puccini (open to the public and visitable) stands on a hillock overlooking Lake Massaciuccoli and today houses the musician's tomb.
