We are in the unmistakable scenery of the Val di Cecina, a land of ancient borghi set in pristine nature and amongst artistic beauty of rare intensity. From Volterra to Pomarance, passing through Castelnuovo to Montecatini Val di Cecina, to Bolgheri and Castagneto Carducci, you can experience the contemplative silence of the timeless hills and valleys and then immerse yourself in the numerous oases and nature reserves, such as that of Berignone and Monterufoli in the immediate surroundings, or explore the most famous Tuscan art cities, Siena, Florence, Lucca, Pisa, San Gimignano.

Interior
The house has two floors connected by an internal staircase. The main entrance leads into a small hallway (with stairs to the first floor) and then, on the right, into a large living room with dining table and seating area with sofas, ornamenal fireplace and satellite TV; on the left is the kitchen and a double bedroom with ensuite bathroom with shower and, finally, the laundry room. The French windows of the kitchen and living room open out to the furnished portico. The first floor consists of a double bedroom with open-plan bathroom with shower and double basin, a twin and a double bedroom, both with ensuite bathroom with tub and shower.
Park
The house is surrounded by a completely-enclosed, lush, well-kept park on hilly ground, distributed over two terraces with the lower one occupied by the swimming pool area and reached down a flight of steps. Mainly lawn, the garden is an explosion of the colours of Mediterranean vegetation, blending in with the surrounding countryside, and is dotted with fruit trees, cypresses, olive trees and bushes of herbs. The vine-covered portico, outside the French windows of the living area, is furnished for outdoor dining. The 4-car parking area is located in a private space in front of the entrance gate to the property.
Swimming Pool
The splendid, south-facing swimming pool lies on the lower terrace of the garden on an open, panoramic viewpoint. About 20 m from the house, it can be reached in just a few steps from the portico and then down a flight of steps. The rectangular pool, measuring 5 x 14 m with the depth varying from 1 to 2.50 m, is lined in PVC and has a ladder and submerged steps in one corner for access to the water. The stone-paved sunbathing area around the pool is equipped with sunbeds, a sofa with armchairs shaded by a gazebo and an umbrella. On one side is a cold-water shower and a stone structure with barbecue and wood oven. The pool has chlorine purification and can also be used at night thanks to both internal and external lighting. It is open from the last Saturday in April until the first Saturday in October.

In the south of the province of Pisa and along the course of the Cecina river extends the Val di Cecina, a vast hilly land that abuts the metalliferous hills on the border with Siena and crosses the Grosseto and Livorno Maremma, sloping down towards the sea. The area is rich both in geothermal springs, which manifest themselves in the form of boraciferous blowholes in the area around the town of Larderello (the suggestive Valle del Diavolo), and in wind farms for energy production. The heritage of the semi-wild nature parks and the countless, perfectly-preserved medieval borghi, of great historical and artistic importance, make this the ideal destination for a complete holiday in all respects. You will be blown away by the unique landscape of the Balze di Volterra which extends over a large area and is characterised by the typical calanchi (rock formations). villa can be reached by a pleasant drive along a simple country road just outside Montecatini Val di Cecina, a borgo of ancient origins standing at 416 m above sea level. The large tower and the old walls that surround the historic centre testify to its warlike past. The church, the Palazzo Pretorio, the narrow streets and the well-maintained squares, together with shops and restaurants, animate the historic town centre.
