The villa is arranged over two floors. GROUND FLOOR - Entrance into open-plan living area with lounge, dining area and ornamental fireplace; kitchen with direct access to two sides of the garden including the outdoor dining area with outdoor kitchen and barbecue; indoor spa area with hydromassage tub; one double bedroom with en-suite bathroom with shower. FIRST FLOOR - Two double bedrooms; one bathroom with shower accessible from both bedrooms; solarium terrace with sunbeds.
Park
The villa is surrounded by a terraced garden planted with lawn, cherry trees, herbs and flowering plants. Facing the sea is a Japanese-style stream, and to the right of the villa, near the entrance gate, is a shaded gazebo with deck chairs, also accessible from the spa area. Steps lead up to the upper garden, where the swimming pool and solarium are set among greenery, with a creeper-covered rock wall. Near the kitchen, there is an outdoor dining area with a sink and washing machine. Two uncovered parking spaces are available within the property.
Swimming Pool
The swimming pool is set in a secluded upper section of the garden, reached by a flight of steps. Rectangular and lined in light-coloured PVC with cobalt mosaic at the waterfall area, it measures 3.85 x 6.40 m with a constant depth of 1.20 m; access is via Roman steps. The pool includes a hydromassage corner, multicoloured LED lighting controlled by remote, and a salt-based antiallergic purification system. The surrounding solarium is paved in wooden-effect grès and equipped with sunbeds and deck chairs. The border of the pool is in travertine. The pool is open from the last Saturday in April to the first Saturday in October.

The villa lies in the Versilia hills, between the lake of Massaciuccoli and the Tyrrhenian Sea. The area is rich in natural beauty, from the marble peaks of the Apuan Alps to the beaches of Viareggio and Forte dei Marmi. Cultural day trips include Lucca, Pisa and Pietrasanta, while music lovers can visit nearby Torre del Lago, where Puccini composed many of his works and where the annual Puccini Festival is held.
