The elevated position above sea level, the multiple views from the living areas and bedrooms, the 650 sq m terrace in the open air, all offer a breathtaking panorama of the sea with a view that stretches from Portoferraio to Corsica and the island of Capraia. Here the Tyrrhenian shore offers spectacles of rare beauty with the bay of Nisporto providing the backdrop to unmissable sunsets with a climate and colours that will be unforgettable, allowing you to spend your holiday in total relaxation with the comforts that villa will provide you with, including a 6-seater hot tub overlooking the sea. Nisporto is the ideal location for those who love tranquility. From the villa you can walk to the beach, a cove with colored pebbles that make the seabed spectacular and suitable for snorkelling. The beach is equipped for the rental of sunbeds, umbrellas, canoes, dinghies, pedal boats etc. There is one of the best fish restaurants on the island and a chiringuito (beach bar) where you can enjoy aperitifs by the sea. For shopping in Nisporto there is a mini market (open only in summer), otherwise you can go to Bagnaia (5 km) or Rio Nell'Elba (6 km) for all other services: shops, pharmacy, ATMs, public transport, etc. Portoferraio, the island's main town, is about 20 minutes away by car or scooter along the Falconaia road, one of the most scenic and fascinating on the island. Near the port in Portoferraio it is possible to rent cars or motorbikes of various types and then, once the holiday is over, return them and board the ferry directly. For golfing enthusiasts, we recommend the Acquabona Golf Club, 14 km from the villa.

Interior
villa (200 sq m) is on two floors connected by both internal and external stairs. From the panoramic terrace on the ground floor, three steps facing the sea lead up to the French window with the main entrance which opens onto the bright open-plan living area composed of dining room, fully equipped kitchen and lounge with sofas and Smart TV. This area leads to a double bedroom, a bathroom with shower and the hallway with stairs up to the first floor. On the first floor a hallway (with secondary entrance) opens onto two double bedrooms sharing a bathroom with tub, one of which overlooks the sea-view balcony, and a double bedroom with ensuite bathroom with shower and overlooking the same sea-view balcony. All the bedrooms are equipped with fixed air conditioning with independent control units; those on the first floor are equpped with Smart TVs. All fireplaces are ornamental.
Park
The partially-fenced park of villa extends over a terraced area of 3000 sq m with maritime pines, cypresses, succulent plants and shrubs typical of Mediterranean scrub which frame the large terrace overlooking the sea, 650 sq m in free-standing concrete tiles, a natural theatre overlooking the panorama in front and which houses the solarium with sunbeds, umbrella and dining table. A few metres from the villa, easily reached from the open-plan area, is the large wooden pergola (50 sq m) with bamboo-cane roofing. Facing the sea, it is composed of a sitting room, dining table and built-in kitchen with gas hob, charcoal barbecue, sink, fridge, dishwasher and worktops. Between the pergola and the villa, in a secluded area, is a stone shower with hot water serving the solarium. On the other side of the villa, a second wooden pergola (20 sq m) with bamboo-cane roofing, silhouetted by a large maritime pine, houses a dining table and the heatable, 6-seater hot tub with sea view, chromotherapy and chlorine purification, at the service of which is the hot-water, stone shower set in a secluded position. From the terrace on the first floor, next to the secondary entrance, 18 stone steps lead directly to this level. The external laundry room is located between the entrance of the villa and the pergola with the hot tub. The solutions chosen for the outdoor areas, in terms of materials, style and furnishings, make the sea and the sky absolute protagonists of the scene in respect of the Tuscan Archipelago National Park of which the Island of Elba is part, with the aromas of juniper, rosemary and bay leaves permeating the summer air. Access to the property, through a manually-opening vehicle gate, is along an uphill driveway bordered by cypress trees, at the end of which is the parking area with 4 uncovered spaces. In compliance with the environment and current regulations, the property is subject to door-to-door separate waste collection, with bins at the beginning of the access road.

villa is located in Nisporto, a small bay in the north-east of the island in the municipality of Rio Nell'Elba, completely surrounded by the wildest Mediterranean scrub. The 220 metre-long beach, made up of multi-coloured pebbles mixed with stones and sand, is in the centre of a horseshoe-shaped bay surrounded by a cliff and, thanks to this conformation, is mainly exposed only to winds from the north and north-west. The left part of Nisporto has a stonier seabed, while the central part slopes down quite gently, making it a beach suitable for children. It is ideal for those who wish to spend a very quiet holiday, away from the crowds. The services it offers include: a mini market, an excellent fish restaurant and lounge bar, a chiringuito (beach bar) on the beach, sunbed and umbrella rental, and the possibility of a variety of activities such as diving and the rental of snorkelling equipment, boats, dinghies, pedal boats and canoes. You can also have a pizza at the campsite restaurant located right next to the beach. The closest town is Rio Nell'Elba, 6 km away with shops and services; Portoferraio, the main town of the island, is only 17 km away and can be reached along one of the island's most scenic and picturesque roads. The Island of Elba is a haven of biodiversity, a green and blue oasis where nature reigns supreme. With its 223.50 sq km, it is the third largest Italian island and the largest in the Tuscan Archipelago. From west to east, from Punta Nera to Capo Pero, it stretches for about 27 kilometres and from north to south, from Capo Vita to Punta dei Ripalti, it stretches for about 18 kilometres. With a thousand inlets, the territory is lush, green and wild, with its heart full of metals and precious minerals. The island has a mild climate and a multitude of different landscapes: romantic fishing villages, villages perched high up, ancient castles, green valleys and enchanting gulfs that alternate with splendid beaches. Although the perimeter measures just 147 kilometres, the coastline is very rich and there are many beaches and coves of all types and colours. In just a few minutes, from the steep cliffs that plunge straight down into the crystalline sea, you can move on to the granite massif of Monte Capanne where, at 1019 metres above sea level, the view ranges over 360 degrees of endless sea, from the Tuscan islands to Corsica. The Island of Elba can be reached by embarking at Piombino Marittima, where four shipping companies (Toremar, Blu Navy, Moby Lines and Corsica Ferries) have convenient ferries that run multi-day services: just one hour to the ports of Portoferraio (the main one), Cavo and Rio Marina. Alternatively, there is a fast hydrofoil connection, for passenger transport only, which reaches Portoferraio in just 35 minutes. The airport of Marina di Campo, 29 km from villa, connects the Island of Elba to the continent only during the summer period. Airports directly connected are those of Milan, Zurich, Bern, Friedrichshafen, Düsseldorf, Hamburg, Munich and Vienna.
