Interior
villa has just one floor with a portico leading to the main entrance. Directly connected to the external living area, the bright living area consists of an open-plan area with fully-equipped kitchenette and dining room. A hallway leads to the sleeping area, consisting of three double bedrooms sharing a bathroom with shower; a guest bathroom is located in a space adjacent to the garden. Fifteen steps lead up to the roof terrace furnished with sofas, a natural window on the surrounding greenery.
Park
An illuminated, gravel-covered path divides the garden into two areas; on the left a covered wooden pergola with the private parking area while a wooden gazebo with curtains in colonial colours is the protagonist of a shady area where you can relax during the long summer days. On the right, a natural lawn with spontaneous vegetation, shaded by olives and mimosas and coloured by the presence of two lemon trees, leads to the external living area equipped with a wooden table and a large umbrella. From the portico, two steps lead down to the hydromassage tub, bordered by gravel paving in a secluded position with respect to the garden. Shaded by mastic and olive trees, the rectangular tub is lined in PVC and can accommodate 5 people. With chlorine purification and a heating system with coloured internal lights and LED, it is available from the last Saturday in April to the first Saturday of October.

At the foot of Capo Ceraso, is the Bay of Porto Istana, a gem of the north-eastern coast of Sardinia surrounded by the greenery of Mediterranean shrubs such as cistus, olives, strawberry trees, heather and holm oaks. It consists of four coves, separated by small bands of pink granite rocks, with very fine white sand and a sea in shades ranging from turquoise to emerald green, with the seabed rich in irresistible flora and fauna for snorkelers and divers. We are located within the Tavolara Marine Protected Area,with the island of Tavolara, a majestic limestone massif over the sea; a unique panorama that can be seen from the beach of Porto Istana and reachable by dinghy. Unique in the Mediterranean for biodiversity (in fact, it offers nesting shelter for numerous species of seabirds such as the Mediterranean Shearwater and the European Shag,while the golden-toothed goat lives in its wild state among the cliffs), it is considered the smallest realm in the world. Every year between June and July it becomes the setting for the International Film Festival, hosting actors, directors and spectators in an inimitable setting, and is, in fact, the only red carpet in the world in direct contact with the sea.
