The villa is arranged over two floors connected by an internal staircase. GROUND FLOOR – Open-plan living room and kitchen with glass doors opening to the garden and pool; bedroom/living room with double sofa bed, glass-walled shower and guest bathroom. FIRST FLOOR – One twin bedroom; one double bedroom with access to the external staircase; bathroom with shower.
Park
The lawned garden surrounds the villa and is framed by tall trees, with views of the surrounding tree-covered hills. A paved terrace runs along two sides of the house and is furnished for outdoor living, with a dining table on one side and lounge furniture on the other. Beside the pool, a gazebo with additional lounge seating forms part of the pool terrace, offering a shaded spot for relaxing outdoors.

The pool is located on a lower level of the garden and is reached via a short path from the house. Rectangular shape; measures 9 x 4 m with a constant depth of 1.40 m; lined in PVC and accessed via Roman steps; surrounded by a paved sun terrace with sunbeds and a gazebo furnished with lounge seating; chlorine purification system. The pool is equipped with a cover and can be heated on request with at least 7 days’ notice. Heating is available from May to September, with the temperature reaching approximately 28°C depending on weather conditions. Open from May to September.

villa is located just 4 km from Sarnano, a medieval village awarded the Italian Touring Club’s Orange Flag. The surrounding Sibillini Mountains offer hiking and biking trails as well as opportunities for downhill skiing and paragliding. In the village, the Via delle Cascate Perdute is an easy 6 km walking route that passes three waterfalls and follows the Tennacola River, also suitable for children. The San Giacomo thermal baths offer spa treatments year-round. In winter, ski lifts operate at Sassotetto and Santa Maria Maddalena. Beaches on the Adriatic are around 60 km away.
