The villa is spread over two floors. GROUND FLOOR - Large living room with sofas, TV area and dining table; kitchen with direct access to the outdoor terrace; bathroom with bathtub; glass-enclosed veranda with views over the garden and pool. FIRST FLOOR - Three double bedrooms and one twin bedroom; bathroom with shower.
Park
The villa is surrounded by 3000 sqm of garden with lawns, tall beech trees and gently sloping terrain bordered by open countryside. A terrace with parasols, accessed directly from the kitchen, is furnished with lounge seating and a dining table. A few steps lead down from here to the lawn and pool area. An enclosed veranda beside the terrace, accessed from the living room, overlooks the pool and opens to the garden. Sunbeds are arranged on the lawn, with natural shade provided by surrounding trees. An outdoor shower is located near the pool. The garden layout offers both open spaces and shaded corners for outdoor living.
Swimming Pool
The pool is located a few steps from the house, in a lawned area partially shaded by trees. It measures 4 x 8 m with a uniform depth of 1.40 m and is accessed via internal steps. Sunbeds are arranged on the surrounding lawn, and there is an outdoor shower nearby. The pool is available from the first Saturday in May to the last Saturday in September.

Luce tra i Faggi is set in the hills just outside Montemaggiore al Metauro, with shops and services within easy reach and around 20 minutes from Fano, so the beaches of the Adriatic coast are a short drive away. The surrounding area is dotted with medieval towns, scenic viewpoints and local wineries, offering plenty to explore between days at the villa. Guests can enjoy day trips to historic centres such as Mondavio, Urbino, Senigallia and Fossombrone, or visit the dramatic Frasassi caves. The villa is reached via an unpaved road and offers convenient access to the motorway, train station and airport.
