In one wing of the villa, with completely independent access, live the caretakers who will not interfere with the use of the park and pool which are at the complete disposal of the guests. Interior
villa has three floors. On the ground floor is the living area: the main entrance leads, on the left, to a living room with dining table while, on the right, is the sitting room with fireplace, communicating with the TV room and a reading room. From here you go out to a bright, spacious veranda, with dining table and sofas, that communicates with the kitchen. The ground floor is completed by a bathroom with shower. A stone staircase at the entrance leads up to the first floor with the billiard room around which the bedrooms on this floor are arranged: a double bedroom and a twin bedroom (with joinable beds), both with en-suite bathroom with tub, another double bedroom served by a bathroom with tub. On the second floor are two twin bedrooms, each with two queensize beds and en-suite bathroom with tub, a double bedroom with en-suite bathroom with tub and, finally, a double bedroom (with queensize bed) served by a bathroom with tub. The laundry room is located in an outside room with independent access at the side of the villa.
Park
Around 5000 sq m of park surround villa, characterised by lawn and bordered on the sides by the vineyards and olive grove of the property that stretch to the hilly horizon. In the beautiful, well-kept garden brightened by flowers, centuries-old cypresses and fragrant herbs, are various areas for sitting and relaxing. The large courtyard in front of the main entrance, under the shade of two large awnings, has been set up with a dining area with tables and chairs while, near the pool area, is a pergola, ideal for relaxing or eating outdoors with a barbecue and wood oven. In the area in front of the pool is a ping pong table. The property has two parking areas, located conveniently near the main entrances to the villa.
Swimming Pool
In the most secluded and panoramic area of the property, on a lower terraced level with respect to the house which is 20 m away, is the completely fenced-in pool; it is reached from the back of the house down a short flight of steps. The rectangular pool measures 7 x 15 m with the depth ranging from 1 to 2,20 m. Lined in PVC, with a terracotta-paved border, it has chlorine purification and a metal ladder for access to the water. Spread out on the lawn are umbrellas, tables and chairs, sunbeds, three gazebos with sitting areas and a cold-water shower. Not far away is a changing room and two bathrooms with shower. The pool is open from the last Saturday of April until the first Saturday of October.

About three kilometres from the historic town centre of Arezzo, in Tuscany, the house is in an ideal location for visiting this typical town of Etruscan origin, full of churches, museums and churches, birthplace of famous artists like Vasari, Petrarch, Michelangelo and Masaccio. The medieval town centre of the city is flanked by the numerous 16th century buildings of great importance, among which stand out the old Cathedral, the Town Hall and the Medici Fortress. Of particular importance are the churches and the artistic masterpieces stored in them: worthy of a visit is the Church of Santa Maria della Pieve and the Church of San Domenico, with the wooden crucifix painted by Cimabue, and again the Basilica of San Francesco frescoed by Piero della Francesca. The most important antiques fair in Italy is held once a month just inside the 13th century walls of the old borgo. Located on a gentle slope at the junction of the valleys of the Casentino, Tiber, Valdarno and Valdichiana, crossed by numerous watercourses, alternating with plains, hills and mountains, the city also enjoys a landscape heritage of great importance, rich in green routes through parks and protected nature reserves. The excellent road connections permit you to explore with ease the numerous characteristic borghi in the area, like Anghiari and Sansepolcro, or in Chianti, like Gaiole and Radda or to get to the main art cities of Tuscany and Umbria, like Florence, Siena, Cortona and Perugia. The A1 motorway is about 13km from the property, while about 5 km away is the railway station of Arezzo with direct connections to Florence and Rome.
