The villa, surrounded by a green garden with many set-up living areas, has a special charm that will seduce all those who love the understated, refined elegance of contemporary style that meets the highest levels of comfort and functionality. The furniture with clean, geometric lines, together with the refined, glamorous and aesthetic details of precious marbles, mirrors and pretty lacquered surfaces, leather and velvet, declined in contrasts of black and white, make the large, well-lit rooms even more elegant and delineate the style of a house of class in a perfect balance of shapes, sophisticated colours and objects of charme. The surrounding territory offers a remarkable range of artistic, cultural and gastronomic possibilities that can be easily taken, thanks to the ideal location of the property just a few minutes from Torre del Lago Puccini, made famous by the celebrated composer who loved to spend his free time here, and from the Oasis nature reserve of Lake Massaciuccoli. A short distance away are the artistic capitals of Versilia, Lucca and Pietrasanta, as are the beaches of the Tyrrhenian coast and the famous resorts of Camaiore, Viareggio and Forte dei Marmi. Pisa, the area of the Garfagnana, the Lunigiana, the Cinque Terre and many other amenities in the area are about a half-hour drive away, accessible via the nearby A11 motorway (the Massarosa exit is 5 km away).

Interior

Perched on a hilly, terraced terrain, the villa has three floors, with the ground floor and first floor connected both internally and externally. The main entrance, on the ground floor, leads into a hallway with access to the laundry room, to a bathroom with shower and to the large living area with sofas and table football, completely lined by glass doors that open out onto the sunny deck around the pool. An internal marble staircase leads up to the first floor (another way is by the external stairs alongside the pool up to the first floor terrace): here an open-plan area, illuminated by the light coming in through the french windows that lead out to the long, panoramic balconies, includes the living room and dining area. A kitchen with direct access to the garden, a double bedroom and a bathroom with shower complete the first floor. The second floor consists entirely of the sleeping area with two double bedrooms, both with open-plan bathroom with shower, and another two double bedrooms that share a bathroom with hydro-massage shower. A long panoramic terrace, overlooking the beautiful emptiness of the open plain with Massarosa and Lake Massaciuccoli in the foreground, offers fantastic views.

Park

The garden around the villa, set in the harmony of forms and colours of the area in which it lies, is surrounded by discreet hedge screens and adorned with clumps of herbs, rose bushes, young palm trees and typical oleanders. It spreads out along the hillside on which the property lies, on two terraced levels, with an additional level at the rear of the structure, which leads to a cool, secluded area immersed in the scents of the underbrush. Among lawn areas and paved surfaces, various areas have been arranged for outdoor living, to ensure guests maximum comfort and livability. In front of the kitchen door is a large lounge area with marble table for alfresco dining and a masonry structure that houses the outdoor kitchen, equipped with barbecue, wood oven and sink. Next to it are sofas and armchairs where you can relax beside the panoramic whirlpool tub.

Swimming Pool

Facing south, the pool appears to be suspended before the open view in front of it, over the plain which includes the entire town of Massarosa and the natural oasis of Massaciuccoli, sandwiched between the Alpine background and the Versilia coast. Painted internally in blue, with a stone edge and a metal ladder for access to the water, the pool is rectangular with two rounded sides and measures 9 x 6 m at the widest point and 9 x 3 m at the narrowest, with a variable depth from 1,70 m to 2,40 m. The surrounding solarium area is furnished with elegant sunbeds and communicates with the veranda, set up with sofas and a shower bathroom, which provides a shady area in the sunny summer days; the solarium extends, via marble stairs, up to the top floor with whirlpool tub not heated (6 sq m with a depth of 1,40 m) around which sofas and coffee tables have been set up. The swimming pool, with internal lights, has salt and chlorine purification and is open from the last Saturday in April to the first Saturday of October. (Please note, it is not heated).

Location and distances

The property is located just outside Pieve a Elici, famous for its monumental Romanesque church, and the village of Massarosa (about 3 km away), wher guests can find shops and useful services. It is surrounded by the beautiful landscape of the hills of Versilia, in an area in the north of Tuscany bounded by the western slopes of the Apuan Alps, by the Natural Park of San Rossore with Lake Massaciuccoli (the largest lake in Tuscany, inside a nature sanctuary with many species of birds and on which you can make boat trips), and by the Tyrrhenian coast, which combines entertainment, culture, scenic beauty and a sea with beautiful beaches. The area is easily accessible from the main airport of Pisa (about 43 km away) and by car: from Florence via the A11 Florence-Pisa motorway and from Genoa via the A12 Genova-Rosignano motorway. The motorway exit is at Massarosa, about 5 km away. The most convenient railway station is in Viareggio, about 16 km away. Just a few minutes' away from the property are some of the most picturesque locations in the area: Lido di Camaiore, bathed by the sea, with its historic town centre dotted with artisan shops and Romanesque architecture, like the famous Chiesa della Collegiata, dating back to 1278; Pietrasanta, the administrative centre of Versilia, is well-known, apart from its seaside attractions, for its top-rank artistry to be found in the refined working of marble, from the quarries of the Apuan Alps, and of bronze, which attracts artists from all over the world; Forte dei Marmi, built on the ruins of the fort of the same name that stands in the centre of town, is the most elegant resort of Versilia, with its beaches, luxury shops and famous nightclubs; Viareggio, "the Pearl of the Tyrrhenian", which offers a variation of landscapes, between sea and mountain, fine cuisine and a series of internationally-known cultural events, like musical events, its magical Carnival, literary awards and film festivals . Passing through the Val Freddana, along the oil and wine route, you come in a quarter of an hour to the beautiful city of Lucca, characterized by an extensive, mainly medieval, historic town centre, completely surrounded by walled fortifications of Renaissance epoch. In the town, in addition to the Piazza dell'Anfiteatro, famous for its elliptical shape, are buildings of great artistic and religious significance such as the Cathedral of San Martino, the Church of San Michele in Foro and the Basilica di San Frediano. Just outside Lucca, about ten kilometres away, are to be found splendid villas with beautiful gardens, like Palazzo Mansi, Villa Paolo Guinigi, Palazzo Moriconi-Pfanner and, finally, the birthplace of the composer Giacomo Puccini, which is today a museum containing documents and mementos of the great Maestro. Every year, very close to Mariasole, an important appointment with opera is held in his honour: the Puccini Festival, which takes place in Torre del Lago, where the composer lived for many years and where he composed many of his works. Villa Puccini (open to the public) stands on a hill overlooking Lake Massaciuccoli and contains the tomb of the musician. Still on the theme of musical events, we would like to mention an unmissable opportunity for music lovers, held in the picturesque setting of Pieve a Elici, along the route of the Via Francigena and very close to the property. In the Church of San Pantaleone, every year during the summer season, a traditional, and now famous, appointment takes place: a series of concerts during the Versilia Festival of Chamber Music.
