Immense spaces and silence for this wonderful retreat away from the hustle and bustle of daily life: Rosa dei Venti stands on top of a small hill at 380 m above sea level, at the end of one of the many dirt tracks which wind through the brilliant Umbrian countryside, standing as a sentinel over an enchanted landscape, animated by expanses of cultivated fields and green rolling hills on whose tops picturesque old villages stand out against the horizon: an evocative rural painting into which this elegant, newly-built farmhouse fits harmoniously. In full respect of the genius loci, the structure, equipped with all modern accessories and conveniences, has been completely clad with light local stone. The rooms, softened by stripped chestnut wood-beamed ceilings, natural terracotta bricks and warm parquet throughout, are furnished in a dynamic, efficient and light way, with a touch of Provençal inspiration in shades of white and gray which, toned down by bright flashes of colour and with a clever contribution of lights, give the whole a essence of charm in simple refined tones. Thanks to the French windows of the luminous living room, the house expands out to the beautiful garden around it, a succession of grassy areas propped up by shrubs of Mediterranean herbs, with elegant and comfortable seating areas designed for relaxation in the open air; in the centre, in an elevated position, is the spectacular infinity pool, the best place to contemplate the impressive spectacle of nature on each side. The location of the house, in a borderland between Umbria, Tuscany and Lazio, just a few kilometres from the towns of Fabro and Allerona (a picturesque borgo of medieval origin), but also from the Autostrada del Sole (10 km ), will prove to be ideal for making excursions to the big cities of Florence and Rome, but also for exploring the many amenities of the surroundings, the exceptional wealth of natural parks (very close to the property), places rich in religious charm, ancient villages and splendid art cities (Orvieto, Assisi, Cortona, Montepulciano, Pienza, San Casciano dei Bagni and many others). Please note: the house stands on the edge of a tiny hamlet with some houses not always live which do not disturb the peace of the place.

Interior
A short paved path in terracotta brings you to the portico which leads into the living area of the house. Here we come to a large living room with elegant white sofas and Smart TV, and then on to the dining room which is connected to the fitted kitchen and which communicates outside with the portico for outdoor meals. The ground floor is completed by a double bedroom and a bathroom with shower. The upper floor, reached by an iron staircase with an original railing, is composed of the sleeping area with a double bedroom and a twin bedroom (with joinable beds), both with ensuite bathroom with shower and a further double bedroom served by a bathroom with shower. The laundry room is in the basement and is accessible only from the outside.
Park
The park that surrounds Rosa dei Venti, set in a property of about 2 hectares, is fully enclosed with wire mesh and chestnut-wood poles and covers an area of about 4000 sq m. The expertly-designed garden around the house is splendid; between the winding paths, lined by shaggy flowering tufts of gaura, which lead to the two ground floor entrances of the house, spreads a large expanse of lawn, a green carpet reinvigorated by young olive trees, pomegranates and cypress trees and by bushes of lavender, rosemary, myrtle and thyme which adorn the wall-escarpment that ends at the pool level and render fresh and fragrant the constant breeze that characterizes this discreet location. Two outdoor areas have been set up under the two porticos in front of the house: one for alfresco dining (by the dining room French window), equipped with barbecue, and another for relaxing with sofa and chairs. The property has an uncovered parking area, located immediately after the entrance gate and just a few steps from the house.
Swimming Pool
From the house a small path goes up through the scenic wall covered with delicate bushes of lavender and rosemary and over a short wooden steps to get to the pool area: a spectacular natural terrace, stretching to the horizon as far as the eye can see, embracing the lands of the lower Val di Chiana. In the centre lies the stunning infinity pool, facing south but perfect for sitting out at night as well, with a clever play of internal and external lighting creating a magical and suggestive atmosphere. The pool is bordered with ceramic tiles and lined in PVC. It measures 6 x 13 m with a constant depth of 1.40 m. Access to the water is via large steps. Pool has salt purification. Elegant sunbeds and little tables scattered throughout the surrounding area, which is enhanced by a lovely wooden gazebo covered in climbing wisteria and roses, will ensure complete relaxation in the sun. The swimming pool will be available to guests from the last Saturday in April until the first Saturday in October.

Location and distances
Thanks to its location in an area straddling the lush region of Umbria and charming Tuscany, the property is the perfect departure point for exploring the most important historical and cultural centres of the two regions. Equidistant are beautiful Citta della Pieve, ancient town of Etruscan origins, and San Casciano dei Bagni which, besides being an evocative borgo full of monuments and churches, is one of the most renowned spa and wellness centres in Tuscany (there are more than 46 hot springs). The proximity to the A1 motorway, with the Fabro exit just 10 km away, and the railway station of Fabro, on the Rome-Florence line, about 15 minutes from the property, permits short trips to places such as Cortona, Montepulciano, Orvieto, Siena etc.. Fabro is also a shopping centre with all services, shops and supermarkets. The nearest airports are Perugia (72 km), Florence (158 km) and Rome (179 km). The property stands in an area of great scenic and natural interest, with the Val d'Orcia Natural Artistic and Cultural Park (a UNESCO World Heritage Site), the Archaeological Park of Monte Cetona and the Nature Reserve of Monte Rufeno.
