In this wonderful natural setting, between green hills and woods where peace and silence reign supreme, you will easily feel at one with nature and enjoy this little corner of paradise. Transformed from a 19th century rural farmhouse into a welcoming residence, the rooms are characterised by antique wooden-beamed ceilings and terracotta floors while the bedrooms are equipped with air conditioning. The completely-fenced garden of about 3000 sq m extends over terracing around the house with numerous plants and flowers typical of Tuscany; this place, surrounded by multi-faceted greenery, is embellished by a beautiful swimming pool located just a few metres away. Enjoying an apéritif by the pool or dining under the romantic gazebo will surely be a memorable experience. Located within a natural park, the house is the ideal place for those who truly appreciate the beauty of nature and are looking for a holiday in complete privacy, away from the hustle and bustle of everyday life. villa is a 30-minute drive from the popular hilltop town of Cortona and another 30-minute drive in the opposite direction to the attractive town of Arezzo. Its excellent geographical location, not far from major road links, will allow you to move between the principal cities of art of Tuscany, such as Siena and Florence, but also of nearby Umbria, such as Città di Castello, Perugia and Assisi. The well-known rural borghi around Siena, like Montepulciano, Pienza and Montalcino can be easily reached, as well as the magnificent area of Chianti.

Interior

villa has two floors, connected both internally and externally (via a French window in one of the first floor bedrooms), following a circular design that connects the rooms on the ground floor. The main entrance leads to the sitting room with satellite TV and double sofa bed, in front is the kitchen with table and chairs and next to it is a second sitting room with fireplace, armchairs and sofa. All the rooms have direct access through French windows to the garden and, completing the floor, is a bathroom with shower equipped with washing machine. A brick staircase leads up to the first floor with a double bedroom with ensuite bathroom with shower, and two double bedrooms (one with divisible bed and direct outside exit) that share a bathroom with shower. All the bedrooms have air conditioning.

Park

The peace, silence and intact nature that this place offers is certainly the same as a century ago when villa was a base for many farmers coming from the nearby mountains who stopped here overnight before continuing on to the town market to sell their animals and products. The property measures approximately 3000 sq m with a fence (wire mesh 1.70 m high) that runs along the entire perimeter of the garden. Tall trees such as oaks, holm oaks and chestnuts prevail and all around the house are succulents, junipers and potted flowers. In the area with gravel surface, between the main entrance and the pool, is the gazebo with wooden canopy and an area for outdoor dining equipped with chairs, benches, table, mobile barbecue and, slightly further off, a wood oven. A few metres past the wooden entrance gate, in front of the house, is a parking area with space for three cars.

Swimming Pool

Just 20 metres from the house is the beautiful private swimming pool. Rectangular, it measures 10 x 5 m with the depth varying from 1.10 to 2.00 m. Lined in PVC, it has chlorine purification, internal lights and a metal ladder for access to the water. The pool area, paved in stone and brick, is equipped with sunbeds, table, chairs, umbrellas and a solar shower. The pool will remain open from the last Saturday in April until the first Saturday in October.

Location and distances

The house is located in Ranchetto, in the midst of unspoiled nature, 14 km from Castiglion Fiorentino, a historic borgo located in the Arezzo Valdichiana. Of ancient origin, it was assiduously inhabited first by the Etruscans and then by the Romans. In the town square, archaeological excavations have brought to light a sacred area dating back to the 5th century BC. In addition, the medieval walls, dominated by the Cassero, have been preserved almost intact. The town, built on a hill that extends isolated between the Clanis valley and the Chio valley, has developed over the centuries, favoured by its strategic position. The Terre di Arezzo Wine Route, that winds through the territory of Arezzo for 200 kilometres, also passes through Castiglion Fiorentino and boasts a DOCG (Denominazione di Origine Controllata e Garantita = Designation of Controlled and Guaranteed origin) Chianti Colli Aretini and three DOC (Denominazione di Origine Controllata = Designation of Controlled Origin) wines, among the various red, rosé, white and vinsanto: Cortona, Valdichiana and Val d'Arno di Sopra. The local food and wine, on the other hand, in addition to legumes and cheeses, includes an excellent production of honey and extra virgin olive oil. Thanks to its geographical position, 40 minutes from the Siena-Bettolle road link, it is directly connected to the highway for Perugia and to the Autostrada del Sole through which you can reach Siena, Arezzo, Perugia, the spa resorts of Rapolano Terme and Chianciano, Cortona, Pienza, Montepulciano, and many more. The nearest railway station is in Arezzo. Castiglion Fiorentino has all services and shops to meet the needs and requirements of guests.
