A stone's throw from villa, it is possible to enjoy the renowned beaches of its promontory, one facing Monte Argentario and the other facing Capalbio, and explore the archaeological sites of theTorri di Ansedonia, the Tagliata Etrusca, the Spacco della Regina and the vast archaeological area of Cosa. Bars, restaurants, bathing establishments and a free beach are just 900 m from the villa (with varying opening hours according to the season), while all shops, transport and services are in Orbetello, 10 km from the villa.

Interior
The villa (about 140 sq m) has two floors connected by an external staircase. Past the pedestrian gate, 5 steps lead to the portico from where a large sliding French window leads into the brightly-lit living room on the ground floor overlooking the sea with dining table, TV and sofa, connected to the fully-equipped kitchen with sea view and with direct exit to the pergola with the outdoor dining area and brick barbecue. The ground floor is completed by a hallway connected to the living room onto which open a double bedroom, a bedroom with bunk beds and a bathroom with shower. Both bedrooms have direct access to the garden near the pergola. Externally, next to the kitchen, is a a flight of 13 terracotta steps with a railing that leads from the pergola down to the terrace for use of the basement onto which opens a double bedroom with ensuite bathroom with shower. All the bedrooms have air conditioning with independent control units and mosquito screens. The washing machine is located in a technical room in the basement with access from the outside, next to the double bedroom. The fireplace is ornamental.
Park
The park of villa spreads over 1500 sq m on terracing, completely enclosed by low stone walls and hedges, in a privileged position with sea view on the beach of the Tagliata, delineated by the Spacco della Regina, which is 500 m away as the crow flies. From the pedestrian entrance gate, attractive steps in natural terracotta lead to the ground floor of the villa with the portico used as an outdoor living room and the pergola as an outdoor dining area with built-in barbecue, both overlooking the sea, and going down one level, we come to the welcoming swimming pool. The villa is immersed in an area of Mediterranean scrub with controlled cultivation, where the scent of cistus, myrtle and rosemary floods the air of this fascinating and varied ecosystem. The garden is dotted with colourful bushes and olive trees with silvery leaves that shine in the sun. The 2-car private parking area is outside the property, shaded by a reed canopy.
Swimming Pool
The swimming pool is located 4 m from the villa, on the sea side, on a lower terrace than the portico and facing south-east. It can be reached down several terracotta steps: 3 from the portico and 7 from the pergola. Rectangular and measuring 10 x 4 m with the depth varying from 0.80 to 2.60 m, the pool is lined in pale blue PVC with a terracotta border and has lighting, chlorine purification and 5 semicircular Roman steps for access to the water. The solarium, paved in non-slip terracotta, is illuminated and equipped with sunbeds, umbrellas, pieces of furniture and a hot-water shower. The swimming pool is open from the last Saturday of April to the first Saturday of October.
