Interior
villa (250 sq m) has three floors connected by internal and external stairs. The main entrance opens onto the bright open-plan area on the ground floor consisting of a sitting room with smart TV and a dining room with a wood-burning thermo fireplace shared by the kitchen which is connected to the open-plan area by two casket doors in a concept of circular use of this large environment. This open-plan area has two French windows with exits to the panoramic portico, with a side view of the pool, used as an outdoor dining area. From the fully-equipped kitchen with island, a French window leads out to a second portico next to the external staircase (17 steps) leading up to the first floor. The ground floor is completed by a bathroom with shower, a double bedroom with direct exit to the garden facing the pool and a double bedroom with walk-in wardrobe, ensuite bathroom with tub and direct exit to the garden next to the pergola. From the open-plan area on the ground floor the internal staircase (16 steps) leads up to the first floor consisting of a complete kitchen with dining table and entrance from the external staircase, a living room with Smart TV and exit to the panoramic terrace. The first floor is completed by a bathroom with shower, a double bedroom, another double bedroom with ensuite bathroom with tub overlooking the swimming pool. In the basement, connected only internally (16 steps to the ground floor), is a room with exercise bike and other rooms for the exclusive use of the property. The laundry room is located on the ground floor with access from the outside, next to the entrance door.
Park
The property of villa extends for 22 hectares on hilly arable land cultivated with olive groves and vineyards interspersed with wooded areas of holm oaks and cork oaks, in the unique setting of this area of the Tuscan Maremma. The unfenced park of the house (5000 sq m) is characterised by gravel areas, a young olive grove, portions of woodland with controlled Mediterranean scrub and a well-kept lawn bordering the perimeter of the house and the pool. The park extends over several terraced levels, served by stairs and steps in travertine, surrounded by walls of local stone and bordered by colourful bushes and aromatic herbs such as lavender, rosemary and laurel. Outside the French windows of the open-plan area on the ground floor is the portico furnished with tables and chairs for dining outdoors while enjoying the view of the sea on the horizon between the Argentario and Talamone and, on the clearest days, the beautiful island of Montecristo. A few steps from the swimming pool is the bamboo pergola with outdoor lounge and electric barbecue, ideal for sipping an aperitif while admiring enchanting sunsets. The external lighting is with crepuscular sensors and guaranteed by spotlights and lanterns in corten with a soft light that surrounds all the areas used by the guests. 50 metres past the automatic vehicle gate is the bamboo-covered parking area for 3 cars as well as an open parking space; from here the ground floor of the house is reached by going down 11 steps and crossing slabs of travertine on the lawn, then continuing along the paving to the 17-step external staircase up to the first floor.
Swimming Pool
The exclusive swimming pool of villa is located on the same level as the ground floor, easily accessible from the portico (20 m) and the pergola (10 m) by going down 2 steps. The rectangular-shaped infinity pool is on the valley side, measuring 13 x 5 m with a constant depth of 1.4 m. With the edge in terracotta, it is lined in a sand-coloured touch PVC and has salt purification and three steps along one of the short sides for access to the water. Always exposed to the sun, the pool has a panoramic view of the valley with the hills on the horizon and the sea in the background. The solarium, in handcrafted terracotta and framed by a plush lawn, is equipped with 2 umbrellas, sunbeds, deckchairs and a hot-water shower. The pool is illuminated both internally (LED lights with manual ignition) and externally in the solarium (lights with crepuscular sensor). The swimming pool is open from the last Saturday in April to the first Saturday in October.
