PRIVATE STRUCTURE The totally white villa, with sea view, was built in 2019 with fine materials and finishes that raise the levels of comfort and usage of a charming seaside residence designed with full respect for the surrounding nature. It stands in a private botanical garden, with direct access to the sandy beach, in an enchanting setting that will be the backdrop for every moment of your day, gifting you with unforgettable scenarios. Enfolded by the Punte della Perla and Calanova, 100 metres from the relaxing beach of Straccoligno and at the beginning of the Costa dei Gabbiani Nature Reserve, villa is set amidst lush greenery 4 km from Capoliveri, on the southern side of the Island of Elba. An island with an incredibly clear, crystalline sea that washes a surprisingly varied coast, where many diverse beaches with vast stretches of golden or black sand alternate with coves and rugged granite cliffs. The beach of Straccoligno is about 230 m long, exposed only to the eastern winds and with a sandy bottom that slopes gently down into the turquoise sea. It is popular for its environmental quality, peaceful atmosphere and comforts. On the beach you can rent sunbeds and umbrellas, pedalos and small boats, there are bars and restaurants and it is recommended for families with children. It is the ideal spot for taking a boat to the lovely little coves and pristine beaches on its right (Ferrato, Malpasso, Calanova, Istia, etc.) or for going to the beach of Capo Perla on its left with the imposing bulk of the fortress of Forte Focardo, built by the Spanish in 1678. In mid August 2018, the beach of Straccoligno became the natural theatre for a special event, the hatching of over 70 baby turtles which took to the sea regardless of the bathers present. Capoliveri, one of the seven municipalities of the island, is characterised by its typical aspect of a medieval borgo with the narrow, picturesque arched alleyways called chiassi, which hide small artisan workshops, welcoming bars, excellent restaurants and characteristic shops.

Interior
villa has two floors. The main entrance opens into the large, bright open-plan area on the first floor consisting of a living area, kitchen and dining area which leads out, through large French windows, to the large furnished terrace with a view of the sea and pool. The first floor is completed by a sleeping area with two bathrooms with shower, a double bedroom and a twin bedroom with joinable beds, both with access to the garden. From the first floor a semi-spiral staircase leads down to the ground floor composed of a hallway with bathroom with shower, an open-plan area with living area, kitchen and dining area, a bathroom with shower, a twin bedroom with joinable beds and a double bedroom. The open-plan area and the bedrooms on the ground floor have direct access to the pool.
Park
The villa stands within a completely enclosed park of 3000 sq m, consisting of lawn, pines, cypresses, olive trees, holm oaks, laurels and myrtles guaranteeing many natural areas of shade. Just 100 metres from the park is the beach of Straccoligno, reached directly from the garden along a footpath, with private bathrooms, umbrellas and sunbeds for a fee, as well as small snack bars and restaurants (only in summer). The large panoramic, sea-view terrace on the first floor is covered by an airy wooden pergola in zero-impact wood and thatch, and has a dining area and outdoor living area, where you can enjoy the sea breeze and the scents of the Mediterranean scrub, and a flight of steps leading directly to the pool area. Within the property is a private, uncovered, 4-car parking space. A brickwork barbecue is located at the back of the villa.
Swimming Pool
The pool, 5 meters from the villa on the same level as the ground floor, is located in the centre of a porous stoneware area, bordered by lawn, with a pergola with table and seating, sunbeds, deckchairs and other furnishing accessories. The rectangular pool, lined in PVC, measures 4 x 8 m with a constant depth of 1.20 m. It has chlorine purification, seven steps for access to the water and a solar shower. The interior and exterior lighting of the pool and the direct access from the ground floor living area and bedrooms allow you to enjoy the pool area in the evening and at night as well. The pool is open from the last Saturday of April to the first Saturday of October.

Location and distances
Just 23 km from the mainland, with an area of 224 sq km, Elba is the largest island of the Tuscan Archipelago and the third largest of the Italian islands. It is part of the Tuscan Archipelago National Park together with Pianosa, Capraia, Montecristo, Giglio, Gorgona and Giannutri. The landscapes are the strong point of the Island of Elba. Characteristic of the island: the encounter with a rich mosaic of different environments, each characterised by unique and surprising flora, fauna and geology. The island is dotted with assorted beaches: beaches of white granite sand and smooth rocks in the western part, such as those of Marina di Campo, Cavoli, Fetovaia, Seccheto and Sant'Andrea; of golden sand in the central part both to the south and north-west such as Procchio, Biodola, Lacona and Lido di Capoliveri; white gravel beaches in the part of the coast west of Portoferraio that confer an exceptional transparency upon the sea. The famous wines and the excellent cuisine, combined with an unpolluted sea, mild climate and transparency of the air, make Elba the ideal locality for spa treatments, holidaying and tourism in all seasons. In October, on the occasion of the traditional Festa dell'Uva (the main product of the ”good wine” island), four districts compete with each other by staging extraordinary choreographies on different harvest themes. Other village festivals include that of the Innamorata (an old legend of the young Lorenzo and Maria) on July 14, while in the first ten days of May the Festa del Cavatore takes place in homage to the island's old origins of mining (iron mines) and granite processing. There is also a lot of history, with innumerable places of worship, like parish churches, churches and old hermitages, and many examples of impregnable architecture, like Etruscan fortifications, Pisan and Appian towers, Medici and Spanish fortresses. And also: museums, archaeological sites, itinerant exhibitions that recount the complex history of the island, including the assignment in “full ownership and sovereignty” to Napoleon Bonaparte who, in ten months of exile, left significant imprints on the island. The Island of Elba can be reached by embarking at Piombino Marittima, where four shipping companies (Toremar, Blu Navy, Moby Lines and Corsica Ferries) have comfortable ferries that make multiple daily crossings: just one hour's sailing to the ports of Portoferraio (the main one), Cavo and Rio Marina. Alternatively, there is a fast hydrofoil connection, for passenger transport only, which gets to Portoferraio in just 35 minutes. The airport of Marina di Campo, 25 km from villa, connects the Island of Elba to the mainland only during the summer. The airports directly connected are those of Milan, Zurich, Bern, Friedrichshafen, Düsseldorf, Hamburg, Munich, Vienna.
