Built at the end of the 18th century as a farmhouse dedicated to the cultivation of cereals, olive trees and pastures, the recent restoration work, the result of careful and skilful renovation, has bestowed on it charm and features in full respect of local tradition integrated with significant contemporary architectural choices, making it ideal for the holidays of our guests, whether with family, with friends or in couples. The structure has three floors, externally it is a typical Tuscan farmhouse in stone and bricks while internally it has high ceilings with chestnut beams and exposed terracotta tiles. Prestigious travertine in shades of beige is the choice for the flooring on all floors, while king size walk-in showers with resin pans characterise the bathrooms. The ground floor has exits into the garden and open internal passages framed by architraves in exposed iron so that the large living areas all communicate with each other in a functional and captivating circularity. The spacious, bright and well-equipped kitchen communicates with the living room, is connected to the dining room and has direct access out to the garden and, among the various pluses, is equipped with a Dekton countertop, an induction hob, an American fridge, a fully-equipped central island, an XL electric oven and a large dishwasher. For wine lovers there are many choices: the property is located among the best Tuscan vineyards, renowned throughout the world for the excellent red wines produced in the hills of the Chianti regions, of Montepulciano (including that of the family business, owner of the house) and Montalcino. For those in search of relaxation and well-being, the renowned thermal spas of Chianciano Terme and Bagno Vignoni are less than 30 minutes away. villa is located halfway between Florence and Rome: a pleasant 20-minute drive from the A1 motorway exit of Chiusi/Chianciano Terme along picturesque country roads past vineyards, olive groves and rows of cypresses.

Interior

villa has three floors for a total of about 300 sq m, connected by an internal wooden staircase. The ground floor and the first floor are also connected by an external terracotta staircase (20 steps) with a loggia. The entrance on the ground floor opens into the living room with satellite and Smart TV, communicating with the kitchen and connected to the dining room, reached down two steps. The kitchen, with direct exit to the garden, is connected down two steps to the dining room which has a direct exit to the external dining area and is adjacent to the double bedroom with divisible beds and ensuite bathroom with shower, adapted for those with physical disabilities. The living room leads, down two steps, to a long hallway onto which open a guest bathroom, a double bedroom with divisible beds and, opposite, a bathroom with shower, a double bedroom with ensuite bathroom with shower and exit to the pergola overlooking the pool. At the end of the hallway a French window leads out to the garden. From the living room the internal staircase (14 steps) leads up to the first floor hallway with kitchenette, the door to the outside, a double bedroom with ensuite bathroom with shower, a double bedroom with divisible beds and an adjacent bathroom with shower. The staircase (15 steps) then continues up to the second floor with a double bedroom with ensuite bathroom with shower. (Please note: Stove and fireplace are ornamental)

Park

The property extends for about 15 hectares of unfenced terrain with vineyards and arable land. The part around the house and the swimming pool (1800 sq m) is covered in lawn with olive trees, holm oaks and cypresses, rosemary, herbs and laurels. The external dining area, between the dining room and the annex (for private use of the property), is shaded by a natural reed canopy in compliance with the landscape constraints of the area; served by the brick barbecue, it is located a few metres from the kitchen and next to the stone paving that leads to the swimming pool. One of the ground floor bedrooms has direct exit to the pergola facing the pool with an outdoor sitting area where guests can enjoy relaxing apéritifs with the Tuscan hills as backdrop. The property is accessed via a wooden pedestrian gate with manual opening. A 4 car open air parking area is outside the property where two local dirt roads join, typical of the picture postcard landscape of the Montepulciano hills. The laundry room is located next to the parking area with access from the outside. In the downsloping part of the property are young olive trees that have just been planted, the vineyard and hints of woodland typical of the hilly Tuscan area. The multiple direct exits to the garden allow easy use of this exclusive residence located in one of the most beautiful country areas in Italy.

Swimming Pool

The fenced-in swimming pool is 15 m from the house, on terracing slightly lower than the ground floor. It can be reached from the outdoor dining area along paving in frosted Barberino stone and bricks, and via a series of stone steps from the bedroom with French window. Rectangular and measuring 12 x 6 m with the depth varying from 0.90 to 1.40 m, the pool is lined in pearl grey PVC with the border in porous stone and has chlorine purification and two large chiselled steps for access to the water. The stone solarium surrounded by lawn is equipped with sunbeds, umbrellas, small tables and a pergola with outdoor sitting area. There is a cold-water shower and the pool is illuminated both internally and externally with twilight lighting. Located to the south-east, it is always exposed to the sun and enjoys a relaxing and romantic view of the surrounding vineyards. The pool is available to guests from the last Saturday in April to the first Saturday in October.

Location and distances

villa is located in the municipality of Montepulciano, the pearl of the Renaissance known for the grandeur of its Renaissance palaces, for the elegant beauty of its churches and for the Vino Nobile, one of the most internationally appreciated Tuscan wines. The geographical position between the Val d'Orcia and the Val di Chiana makes the house a strategic point from which to explore the wonders of Tuscany. From here you can easily reach the A1 motorway (the Chiusi/Chianciano Terme exit is only 20 km away) to visit cities such as Florence, Siena, Orvieto, Rome. The provincial road will accompany you, with a succession of extraordinary sights and panoramas, to visit the nearby towns of Bagno Vignoni, Pienza, Montalcino, Cortona and Sarteano, or those of Upper Lazio (Bolsena, Civita di Bagnoregio, Torre Alfina, Acquapendente). The railway station of Chiusi is 20 km away. Shops, services, supermarkets, pharmacies, banks, ATMs, bus stops, restaurants, etc. are just 4 km from villa. Montepulciano is a very lively centre of cultural activities, such as: the Cantiere Internazionale d'Arte (in July) and the popular representation of Bruscello (in August). Also worth mentioning is the "Bravio delle Botte": a week of celebrations, meals, processions and parades in 14th century costumes with the eight districts of the town as protagonists and which ends with an original "palio" on the last Sunday of August; the contest entails two representatives for each district who run pushing an 80 kg barrel for 2 km uphill in the historic town centre. If you love nature, just outside Montepulciano towards Pienza or Monticchiello, and after a few kilometres, begins the wonderful Val d'Orcia. If you think of the Tuscan countryside you will surely have seen at least one photo that portrays the harmony and colours typical of this area and this land. The landscape of the Val d'Orcia is made up of hills, gullies, cypresses isolated on green dunes or harmoniously following the roads. Perfectly in tune with the countryside are the oak woods, vineyards and olive groves that appear here and there. High on the hills, ancient buildings and wonderful fortified borghi arise. The territory is majestically closed by Monte Amiata which, with its height of 1738 m, is the highest extinct volcano in Italy.
