PRIVATE STRUCTURE (lease only). villa underwent a complete renovation which was concluded in the spring of 2022, transforming it from a little country house into a charming residence with contemporary reinterpretation of the spaces, comforts and accessories. The restyling followed the new energy-saving criteria in the choice of materials, doors and windows, floors and finishes. The tones chosen are dove-grey, other shades of grey and pure white, maintaining the original chestnut-wood ceiling beams of the living area and the tuff wall of the hallway of the wellness area as a gesture towards the territory in which the villa is located. Central to the criteria for the rebirth of villa is the privacy and comfort of the guest. The three bedrooms have been redesigned in a minimalist tone with ensuite showers in two of them. The wellness area with whirlpool tub and sauna accompanies moments of relaxation and intimate quiet; the four large French windows invite guests to make use of the living area, the outdoor dining area and the swimming pool comfortably and easily, while fully enjoying the large green outdoor areas. villa is located near Civita Castellana, the most populous and active centre of the Lower Viterbo area and principle production centre of ceramics (artistic and construction) in Lazio. Here the evocative landscape of the ravines prevails, where the earth opens up in sheer crevices; where holm oaks and hazelnut trees border the precipices, softening the bright shades of the red tuff walls. All this under and within a frame where, on one side of the horizon, the solitude of Mount Soratte rises up and the bluish rocks of the Sabine Mounts form a compact mass while, on the opposite side, the smooth outlines of the Sabatini and Cimini Mounts slope down towards the countryside

Interior
The entrance of villa leads directly into the large bright open-plan area consisting of dining room with fireplace, fully-equipped kitchen and sitting room with TV and fireplace. To the left of the dining room is the wellness area with whirlpool tub and infrared sauna, and then you continue along the corridor onto which open a double bedroom with ensuite shower and ensuite bathroom, a double bedroom with ensuite shower and wardrobe, a guest bathroom, a double bedroom, a bathroom with shower and a wardrobe room. The dining room and sitting room have direct access to the outdoor living and dining area, to the pool area and to the courtyard in front of the villa. All the bedrooms are equipped with independent air conditioners.
Park
The property has a fully fenced-in park extending over 2 ½ hectares, consisting of a wooded area, 3000 sq m of grass and 1500 sq m of garden with lawn around the villa. Among the oaks, Turkey oaks, holm oaks and chestnut trees it is not uncommon to come across squirrels, foxes, deer and porcupines. Past the entrance gate, a poplar-lined driveway leads to the parking area in front of the villa, to the wood oven and to the laundry room. An ornamental stone fountain stands in front of the forecourt, accompanying us to the back of the property with the swimming pool, barbecue and outdoor dining area. The areas next to the villa are coloured by rose bushes and scented by magnolia and hazel trees. Large larches and plane trees provide shady areas set-up with furniture, children's games and table football.
Swimming Pool
The pool is located at the back of the villa, in the north-facing area of the garden, 10 m from the villa and on the same level. It lies in the centre of an area paved in sanpietrini (local stone) and delimited by lawn with umbrella, sunbeds, deckchairs and other furniture. The rectangular pool is lined in light blue PVC and measures 6 x 12 m with the depth varying from 1.20 to 2.10 m in the centre. It has chlorine purification, a metal ladder for access to the water, a diving board and a hot-water shower. The internal and external lighting, plus the immediate access from the living and dining areas, allow you to enjoy the pool in the evening and at night as well. The pool will be open from the last Saturday in April to the first Saturday in October.

Civita Castellana is a comune in the Tuscia Viterbese (the ancient land of the Etruscans in northern Lazio), situated on a hill between two cliffs. Once a town of the Falisci (the people who lived here before the Etruscans), it was called Falerii when it was destroyed by the Romans, giving rise to Falerii Novii, now an important archaeological site in the territory of nearby Fabrica di Roma (8 km). Civita Castellana contains old civil and religious buildings like the Duomo (with Cosmatesque artwork) and Forte Sangallo (with the National Museum of the Agro Falisco). Interesting nearby places are the historic town centres of Nepi (13 km) and Castel Sant'Elia (15 km), the natural range of Monte Soratte (23 km), Lake Vico (31 km) with Ronciglione (a medieval borgo) and Caprarola (20 km) with the majestic Palazzo Farnese. A definite must is a visit to picturesque Calcata (18 km) surrounded by the magnificent park of the Valle del Treja characterized by the typical landscape of the Tuscia, with narrow vertical gorges carved out by water and surrounded by the gentle hills that are covered by the most diverse cultivations. Not far from villa is the beautiful valley of the Madonna delle Piagge which takes its name from the 16th century church of the same name and the Ponte Clementino nestling in the emerald green of the brambles covering the rocky slopes up to the wild gorge of the Rio Maggiore.
