PRIVATE STRUCTURE (lease only). Set in the absolute tranquillity of the Umbrian countryside, close to the banks of the river Nera, the origins of villa are lost in ancient history. It was built at the end of the 18th century on the remains of one of the lookout towers of the Castello di Bufone but, almost certainly, the first construction was the site of a patrician villa, as evidenced by the discovery of a well of the Roman era. A careful and original restoration, completed in 2013, brought to light the old stones and, thanks to some reconstruction and to the right choice of furniture, bestowed on the house an intriguing and evocative medieval atmosphere, severe but balanced at the same time, without being in any way heavy or excessive. The massive outer walls in open face stone, the wooden-beamed ceilings, the antique furniture and, especially, the large living room on the ground floor give guests the feeling of a return to the past, as what probably happened to the famous writer CS Lewis who drew inspiration from such places for his Chronicles of Narnia. Coming out into the large garden, surrounded by the silence and the feeling of relaxation, one’s gaze is lost among the gentle and, in places, wild hills of the Nera Valley in which the tiny villages of Gualdo and Guadamello are embedded like ancient precious stones. The restful little thicket with reading table, the large swimming pool, the regulation-sized beach volley court and the pleasant portico equipped with bar, barbecue and pizza oven, enrich the outdoor spaces and provide guests with relaxation, sports, elegant aperitifs and enjoyable convivial moments, away from the chaos of everyday life. At the same time the podere is located just 13 km from the Magliano Sabina motorway exit which takes you to Rome in less than an hour. Within a few kilometres are numerous other attractions: the town of Narni, the Marmore waterfalls, the archaeological site of Carsulae and many more. In the turret, reached by an external flight of stairs, is an apartment for the exclusive use of the owners who may sometimes be present, providing assistance to the guests to whom, however, complete privacy is guaranteed. More than 200 m from the property, on the north side, are some electrical pylons which, however, as ascertained by appropriate monitoring, do not constitute any electromagnetic danger. Interior

The property consists of 2 buildings: the main house and an annex a few metres away. MAIN HOUSE: The main entrance on the ground floor opens into the large open-plan lounge and dining room on to which open the doors of 3 double bedrooms, all with ensuite bathrooms (one with a Pompeian bathtub), air conditioning and access to the external portico. This floor is completed by a further bathroom, the pantry and the kitchen which can also be accessed through a secondary entrance. An external staircase in terracotta leads up to the first floor with an open-plan dining room and kitchen and a twin bedroom (with joinable beds) with ensuite bathroom. The corridor opposite the entrance leads to a bathroom and 3 other doubles; these also with air-conditioning and ensuite bathroom, two of which have access to the balcony. ANNEX: an elegant flight of stairs in front of the portico on the ground floor leads down to the annex, composed by a double bedroom with ensuite bathroom.

Park

The 3-hectare park, enclosed with wire fencing and boxwood hedges, surrounds the house. At the rear of the house, on the side of the entrance gate, is a large parking area in white gravel and lawn with a stone well which converges towards a small thicket, an area equipped with a marble table and benches in the shade of a large oak, an old cypress and other tall trees, ideal for relaxing with a good book or simply contemplating the soothing rhythms of the surrounding countryside. In front of the house, opposite the portico, is a large well-kept lawn interspersed with paved pathways, illuminated by simple lanterns, which lead to the pool and with flower beds, olive trees, boxwood hedges and dwarf palms. Near the swimming pool is a portico with 2 wood ovens (one for pizza making), a barbecue, tables and divans and, at the back, the changing room and bathroom pertaining to the swimming pool. Next to the portico is a regulation-sized beach volley court in special sand, perfect for exciting summer matches.

Swimming Pool

(open from the last Saturday in April to the first Saturday in October) The swimming pool, south facing and with sun throughout the day, is located in front of the house, about 30 metres away and at a lower level but visible from the ground floor portico and from the first floor balcony. Rectangular in shape and measuring 7 x 16 m with a constant depth of 1.60 m, it has semicircular Roman steps for access to the water. It is lined with blue mosaic-effect PVC, has chlorine purification and is equipped with both external and internal scenographic computerised lighting at night. The 200 sq m solarium area surrounding the marbled-bordered pool is paved in stone and is set up with a large pergola, sunbeds, tables and 2 showers: a cold-water one and a solar one. Next to the solarium is a cosy portico furnished with sofas, tables, two fridges, a normal and a small one, and a functional bar counter and, at the back, a changing room and a bathroom.

Location and distances

villa is located in Narni, a beautiful medieval town amongst the most characteristic of Umbria: with its terzieri which divide the town in municipal divisions, the town square surrounded by the splendid palaces of civil power, the important cathedral housing old works of art, the churches of the mendicants with their important frescoes, like that of Piermatteo d’Amelia in Sant’Agostino, and the imposing Albornoz fortress which dominates the town still today. Narni should also be seen from inside, in its interior, to discover things that are more secret, mysterious and hidden: this is Narni Underground, a fascinating and evocative route, revealing hidden secrets, such as those kept in the halls of the Holy Inquisition. The surrounding territory still preserves important testimony of Roman times, such as the so-called bridge of Augustus, an impressive work of the first century, and the archaeological area near Otricoli, all that remains of old Ocriculum. Every year in Narni, from late April to mid-May, the Corsa dell’Anello (Race of the Ring) is held: the historical re-enactment of a fascinating joust of medieval origin. Just 6 km from the property is the village of Taizzano, with excellent typical restaurants and a few essential services (bars, food shops, etc..) and 10 km away, in Narni Scalo, are shopping centres, chemists, banks and a convenient railway station, well connected with the major towns of central Italy. Just 13 km from the property is the Magliano Sabina motorway exit which will take you to Rome in less than an hour.
