PRIVATE STRUCTURE (lease only). Villa villa, just a short distance from the beautiful city of Lucca, is immersed in the green of a large wood that surrounds the entire property. The villa stands in the small borgo of Monsagrati, where you can admire the old Romanesque church of San Giovanni Battista, built in 1102. The villa has two floors and is an old 18th century country house recently restructured by the owners into a modern Tuscan rustic home, where the characteristic elements of this style are the terracotta floors and the ceiling with exposed wooden beams. The villa is composed of 4 bedrooms with private bathroom and air conditioning (one of the double bedrooms on the first floor also has a fan), a cosy dining room and a modern, well-equipped kitchen, both leading to the external living area, and a living room with TV and fireplace. In the garden is a living area with dining table and the swimming pool. Completing the property is a small annex with the laundry area. Then there is the large park where you can relax and enjoy the quiet of the place or play on the mini volleyball court at your disposal. Surrounding the property is a large wooded area with many paths for walking or hiking.

Interior

Villa villa has two floors. On the ground floor the main entrance leads into a large open-plan entrance hall with the dining room leading out to the external living area. To the right is the large kitchen with central island and double-door fridge and with direct access to both the external living area and the external area of the main entrance. A small relaxation corner with armchairs completes the kitchen. To the left of the entrance is a small living room with fireplace, sofa and TV. From here you then accede to a double bedroom, with access to the garden, and to a bathroom with shower. To the left of the main entrance are the stairs leading up to the first floor, occupied entirely by the sleeping area. To the left of the stairs is the first twin bedroom with joinable beds and a bathroom with shower and skylight. The bedroom leads to the raised area of the garden. Opposite the stairs is a double bedroom with four-poster bed with access to the garden and ensuite bathroom with shower. To the right of the stairs is the third double bedroom with ensuite bathroom with double basin and tub with tassel for shower. Each bedroom, on both the ground and the first floor, is equipped with a double USB port at the headboard of the bed.

Park

The huge park surrounding the villa extends over 2,8 hectares of terrain, completely fenced and accessible. As soon as you are past the first gate leading to the property, you are immediately immersed in a vast wooded area, which accompanies you along the entire driveway to the villa. The woods are full of oaks, junipers, ferns and cyclamen which can also be seen while walking around the villa. Once you get to the second access gate, you find yourself in the peaceful garden around the villa, with varied vegetation and flowering plants, such as roses and gardenias, which lend a beautiful touch of colour to the surrounding greenery. Welcoming you to the villa is a beautiful wisteria-covered pergola located just above the main entrance. In the park are many little corners that can be used in different ways: a beautiful nymphaeum created in an antique tub that receives water from the adjacent spring and a gym/yoga area, next to the woods about 50 m from the house, or the lovely external lounge area under a veranda where you can chat or lose yourself in a book. You can also enjoy excellent outdoor meals in the cosy dining area at the living room exit where, in addition to the excellent food, you will also enjoy the coolness of summer evenings. The three bedrooms with direct access to the garden have at their disposal a relaxation area with umbrellas, tables and deck chairs, where you can enjoy the peace and quiet of the property. The park is completed by an orchard with assorted seasonal fruit, such as apples, cherries, apricots and plums, and an area with aromatic herbs available to guests. In the park is also a small annex with the laundry room which is reached up a few stone steps. The parking area is located on the left at the end of the driveway.

Swimming Pool

The swimming pool is located behind the property, on a lower terrace adjacent to the villa and can be reached in just a few steps along a downhill path. Rectangular and measuring 4 x 8 m with a constant depth of 1.50 m, the pool is lined in grey granito and bordered by teak wood flooring. It has chlorine purification, 3 internal spotlights and submerged steps for access to the water. The surrounding sunbathing area is equipped with sunbeds, a cold-water shower and an area with sofas and awning. The swimming pool is open from the last Saturday in April until the first Saturday in October.

Location and distances

Lucca is located in northern Tuscany, between the Tyrrhenian Sea and the mountains of the Garfagnana and bathed by the Serchio river. The city of Lucca has a thousand year-old history and preserves intact relics of all the eras it has lived through. Lucca is easily reachable from both the north and south or from the airports (thanks to the A11 motorway exit Lucca Est). The undisputed symbol of the city are its city walls, the defensive walls built between the mid 16th and 17th centuries that surround the historic city centre. The walls of Lucca are unique in the European panorama, they are about 4 km long and 12 m high, today designated as a large park that embraces the city. On the walls it is possible to walk, ride a bicycle and enjoy the fantastic view of the monuments and the historic centre. The walls themselves are an incredible spectacle thanks to the continuous change of colours and scents. In spring, lime trees, magnolias, horse chestnuts and tulip trees bloom and brighten the air with their heady scents and large delicately-coloured flowers. In autumn it is the red oaks, beeches and tulip trees that offer the spectacle of irresistible foliage. Then, walking through the historic centre, prepare yourself to see a city with a thousand faces and a thousand stories, with a fascinating and engaging atmosphere. To walk through the streets and alleys is to walk through the centuries, through the history of a city of common folk and nobles, of squares and alleys, of gardens and vegetable patches, of music and sounds. Just turn a corner and from a small Roman-era road you enter a singular 19th century square or from a medieval alley you find yourself in the park of a 17th century building. There are two main squares in the heart of the historic centre: Piazza Anfiteatro and Piazza Napoleone. Piazza Anfiteatro was redesigned in the 19th century by the Lucca architect, Lorenzo Nottolini, on the remains of the 2nd century Roman amphitheatre. It is perhaps one of the most photographed squares in the world, certainly unique for its elliptical shape and the irregularity of the skyline of the roofs. Piazza Napoleone, on the other hand, was built in 1806, during the Napoleonic domination and to this it owes its name. Another symbol of the city is the cathedral of San Martino, with a very old foundation, but the current building is the result of works undertaken in the 11th and 12th centuries which make it an admirable example of Pisan Romanesque style. In addition to the cathedral, there are two other noteworthy churches: the church of San Michele, on the square of the same name, which was built in the early 13th century and dedicated to the warrior Archangel, whose statue dominates the cusp of the façade, and the church di San Frediano, also on a square of the same name, which is dominated by the façade and the 13th century mosaic of the Basilica founded in the second half of the 6th century by Frediano, the Irish bishop saint. The powerful bell tower, near the apse of the church, betrays the irregular orientation of this church which, unlike the others, has a façade facing east. For shoppers, a walk in via Fillungo, the most famous and lively street in the city, cannot be missed. Not far from the city, it is possible to admire the numerous majestic villas of the Lucca hills. The architecture and the gardens present themselves as a theatrical scene. Fascinating in every season, spring and autumn, when the scents of the countryside and the colours of the blooms or foliage are added to the colours of the air, are the moments in which it is really worth visiting them. The gardens are true Mirabilia, designed to amaze and entertain the aristocratic guests with collections of exotic plants and exuberant blooms, wild woods and geometric gardens, fountains and plays of water, allegorical statues and masks, large fishponds, artificial caves, nymphaeums, open-air theatres carved in boxwood and yew and every kind of amenity that would render pleasant the aristocratic days in the countryside. The interiors of the villas are a walk through luxurious halls, decorated with frescoes and tapestries, typical elements of stately homes. Do not forget the food and wine aspect of this area, characterised by its wines and many typical dishes.
