The recent restructuring, done by the current owners according to the dictates of local tradition and in respect of the landscape and environmental characteristics, has produced a welcoming refuge for lovers of nature in her purest and simplest essence. The house, just a few metres from the main road, is immersed in the green countryside in an enchanted atmosphere against the backdrop of natural and extraordinary scenery, enriched by a thick woodland vegetation and naturally bounded by the river Ciuffenna surrounding the property. In this charming and intimate setting guests can enjoy a comfortable holiday in harmony with the surrounding landscape, enfolded in a peaceful atmosphere but enlivened by the gentle sounds of nature. Casa del Fiume is an excellent departure point for guests to visit the magnificent cultural and artistic heritage of the main towns of Tuscany, like Siena, Florence and Arezzo. They can also make daily trips to the beautiful towns in the vicinity - Gaiole or Radda along the Chianti wine route, Montepulciano, Cortona, Pienza, San Gimignano and many others:all this creating a unique, comprehensive and unforgettable experience. The house is located approximately 50 metres from that of the owners who can be a useful point of reference for guests to whom, however, complete privacy is guaranteed.

Interior

The house has two floors. The entrance on the ground floor through French windows leads directly into the living area consisting of a single large room divided into lounge with wood stove, sofa bed and smart TV and kitchen with dining area. A twin bedroom and a bathroom with tub and tassel for shower complete the ground floor. A wooden staircase leads from the living room up to the master bedroom.

Park

The property covers an area of approximately 40000 square metres, consisting mainly of forest and arable land. The garden around the house consists of a large lawn dotted with a varied assortment of scented plants and olives, hazelnuts and luscious fruit trees. A pergola outside the kitchen, surrounded by fragrant climbing jasmine, is furnished with table and chairs for alfresco dining in an atmosphere inspiring peace and tranquillity. A brickwork barbecue, just a few metres from the house, is available for guests to make tasty grills with friends. Finally, for those wishing to swim in the cool waters of the river Ciuffenna or to dabble in fishing or simply to enjoy the magnificent sights that nature generously offers in this corner of paradise, they just need to walk a few metres through the hazelnut grove bordering the property, just beyond the swimming pool.

Swimming Pool

The pool area is located on a lower level than the house which is about 20 m away and is reached via a paved ramp from the front pergola. The pool measures 12 x 6 m with a varying depth of 1.40 m to 2.40 m. The pool is lined in PVC and access to the water is by ladder. The purification plant is chlorine and the pool has internal lighting. An inviting solarium, partially covered in terracotta tiles and partly by lawn and surrounded by shrubs, is furnished with sunbeds and deckchairs. In one corner is a gazebo with table and chairs where guests can relax in the shade, in the company of the sweet sounds of nature, like the chirping of birds and the slow flow of water in the nearby river. The pool is open from the last Saturday in April until the first Saturday in October.

The house is located in a convenient geographical position, thanks to which connections to the many places of historical, artistic and gastronomic interest are insured by an excellent road system. The motorway is a few minutes away, as is the Chianti route which passes through many picturesque villages along the way to Siena and Florence. The house is easily accessible from the airports in the region, first and foremost that of Florence, just a few kilometres away. It is also served by two railway stations that connect directly with the major cities thus avoiding the problem of parking. Leisure activities and shopping malls are close at hand in the nearby towns of Loro Ciuffenna and Montevarchi. And finally, for those who do not want to miss the exciting experience of quality shopping, the house is located very close to many outlets with important labels such as The Mall, Dolce e Gabbana, Prada. Half an hour from Florence, finally, is the other major outlet of Barberino del Mugello.
